Tenure: Freehold

A most attractive period house with stables and outbuildings, dating from the 18th century in an unspoilt position set in attractive gardens of about 2 acres overlooking a lake

Location

The village of Topcroft is a rural hamlet with a selection of large period houses. The larger village of Hempnall lies about approximately 1½ miles away and has a public house, village school and village shop/post office. The picturesque Waveney Valley market town of Bungay is about 4 miles to the south and has further shopping facilities including a weekly market. Norwich, the cathedral city and regional centre of East Anglia, is approximately 12 miles to the north with a mainline rail service to London Liverpool Street with an approximate journey time of 1 hour 50 minutes and an expanding airport to the north of the city with most destinations available via Schiphol. There is also a mainline railway station at Diss (16 miles) with an approximate journey time to London Liverpool Street of 90 minutes.

Description

The Leys is a most attractive period house believed to date from 1742 and sympathetically and imaginatively created from a former Grade II listed timber frame barn. The conversion which was originally carried out in the early 1990s was to an extremely high standard at the time with the use of high quality materials including oak and lead for windows to the west elevation, some of which are almost full length giving fine views from the main reception rooms over the garden and lake beyond. The east elevation has some elegant windows and in all the property has the feeling of a large period farmhouse.

The property was acquired by the current owners in 1994 soon after it was converted and further improvements have been carried out including cobbling the courtyard to the rear and east and installing electrically operated gates (video controlled) as well as the provision of a new oak kitchen with granite work surfaces in 2009.

There are three very fine reception rooms on the ground floor with an attractive sitting room with floor length sash windows overlooking an enclosed courtyard garden to the east and magnificent kitchen/family room facing west over the garden with French windows opening onto a paved terrace and two further full length windows in oak with lead lights. This room has a pamment floor and a four oven Aga. There is a main entrance hall with a stone flagged floor and an elegant staircase with barley twist banisters rising to a galleried landing. The dining room also faces west and is a well proportioned room with a large open fireplace and carved oak surround.

On the first floor there is a spacious landing and a large master bedroom with adjoining bathroom. There are four further bedrooms, a second bathroom and a shower room.

Outside
Entered through electrically operated wrought iron gates, the house is approached by a long drive over a lake leading to a large gravelled turning and parking area. To the southwest of the lake there is a large area of garden laid to lawn containing some fine magnificent mature trees including horse chestnut and weeping willow. To the west there is a large fenced ménage. Adjacent to the house to the northeast there is a brick paved terrace and this overlooks a large expanse of formal lawned garden leading down to the lake. To the rear of the house there is a delightful largely south facing cobbled/paved courtyard garden and beyond this a range of traditional farm buildings including extensive stabling divided into loose boxes, an office and ample storage/workshop space. The farm buildings offer scope for conversion into ancillary accommodation, subject to the usual planning consents. Adjoining the house there is a timber framed barn providing ample car parking space. The rear of the barn also provides access to the courtyard garden. The land in all extends to 1.73 acres (est).

Services
Mains water and electricity, drainage to septic tank, oil fired central heating and four oven Aga. Good fast Broadband, Superfast Fibre Broadband is scheduled.
