Location

SITUATION

Recently crowned the best placed to live in the south west by The Sunday Times, Falmouth never fails to provide an ever changing panorama. It is a small vibrant town with beaches, sailing, good food, an eclectic mix of independent shops and boutiques and of course the famed art college.

Holyrood is perfectly situated between the town and beaches
and within walking distance of both. For the keen day sailor
or dedicated yachtsman, the south Cornish coast offers
numerous yacht clubs and the wonderful day sailing waters of the Carrick Roads and Fal Estuary, considered to rank amongst the finest in the UK, are close at hand.

The historic port of Falmouth was for 200 years the base for the Packet Ship services and became the second busiest port in Britain after London, a position maintained until the end of the last century when sail gave way to steam power. Today it has become a haven for leisure and boat enthusiasts and more than ably caters for the day to day needs of most families. Falmouth is also now a university town with University College Falmouth having expanded from the already established and highly regarded Falmouth School of Art.

There are golf courses at Falmouth and Budock Vean, together with many miles of scenic coastline protected by the National Trust. The cathedral city of Truro with its private schooling and mainline railway station is 11 miles distant. Falmouth has its own branch line to Truro, with the Falmouth Town platform within walking distance of Holyrood.

Description

HISTORY

A former farmhouse thought to have been rebuilt around 1890 in
a mock Regency design. Once owned by the Bishop of Lincoln,
there is an apocryphal story of alms being given to the poor by the Bishop through an aperture at the back of the kitchen on Woodlane. During World War II it was used as a hospital.

Thereafter it became The Holyrood Hotel providing luxury
accommodation near the beaches of Falmouth. In 1954 the main
house was divided into two creating Holyrood, and 45 Woodlane.

THE PROPERTY

Holyrood is a fine example of a Victorian townhouse set in glorious private grounds yet close to the amenities and the wonderful beaches in Falmouth. Mock Regency design is seen throughout the property from the magnificent hallway with an archway, high ornate ceilings to fireplaces and original sash bay windows.

The large impressive entrance hall leads into the spacious
living area centred around the traditional fireplace with a wood
burner. There are four large bay windows allowing plenty of
light with views out over the garden. To the side there is a fully
glazed conservatory with French doors leading out to the patio,
barbeque and garden area.

The open plan kitchen and dining area is located to the rear
of the property. The family kitchen is a great size and a sociable
space, with terracotta floor tiles and a Rangemaster cooker. To
the side there is a convenient open plan utility room with drying
area and stairs from the hallway lead down to a cellar.

On this floor there is also a large study. The original sash windows with shutters and a gas fired 'woodburner' create a lovely room. There are two cloakroom/WCs on the ground floor.

The impressive oak staircase leads up to the grand landing area
with a skylight and high ceilings. The bedroom accommodation
consists of three double bedrooms and two slightly smaller bedrooms. All rooms are bright and spacious, with high ceilings
and large panelled sash windows. The master bedroom to the
front enjoys fabulous views out over the garden and towards Pendennis Castle. There is a shower room, a family bathroom and separate W.C.

The third floor is accessed by a paddle staircase. There is a study/storage area as well as access into the attic space.

ANNEXE

The garage was converted into a self contained annexe ten
years ago. This smartly designed space works perfectly; there is
an open plan living space, with a kitchen area and sitting room.
To the rear is a small double bedroom with a wet room behind.
The current owners have successfully long term let this part of Holyrood for the past ten years.

GARDENS AND GROUNDS

To the front of the property is a paved patio and a pebbled barbeque area to the side. The private garden in mainly laid to lawn bordered with fencing and shrubs. At the bottom is a greenhouse and productive vegetable patch where all sorts of delights are grown from blueberries to figs and fine dessert grapes. To the rear of the property is the granite pillared gated parking area with more than enough parking for four cars.

SERVICES

Mains electricity, gas, water and drainage. Gas central heating.

Square Footage: 4,402 sq ft
