Home to the owners for over two decades,
Heron s Acre sits in an enviable position down by
the River Waveney in peaceful St Olaves. We
raised our family here and now our children
return with their own children and it s lovely to
have a houseful, they smile. Over the years they
have maintained their property to a high standard,
replacing the quay heading and mooring,
rebuilding the garage, and laying new pathways in
the garden, alongside a large patio where they
now spend much of their time.
Gardens With River Views
When the owners first came here the gardens
were overgrown. They ve cleared the area and
keep it mostly lawned, leading your eye down to
the water s edge: It s a low maintenance garden
and while there s a lot of grass to cut it really
doesn t take that long with the ride-on and it s
actually quite relaxing to cut the grass looking out
across the river . The patio is a real suntrap,
sheltered from the wind, so the owners spend a
lot of time sitting outside and often eat there,
lighting the barbecue when family are staying:
There s obviously a lot of water around the
garden but the lawn is so large that there s plenty
of grass away from the river and it s easy to keep
an eye on the little ones, they explain. Over the
years the garden has been the setting for lots of
games of football and cricket and is a brilliant size
for children to play out. The owners have also
done a lot of sailing over the years, making the
most of the 180 feet of river frontage. There s
enough room here for a large boat or several
smaller ones, depending on your needs you
could even rent the mooring out.
A Warm Welcome
Heron s Acre boasts a fantastic large sitting room
with spectacular views. Sitting here in the warm
on a cold winter s day you can still enjoy all that
the setting has to offer: It s a very warm house,
even on the coldest of days, so you feel snug in
here, the owners confirm. The room is easily
large enough to accommodate both seating and
dining areas and when their children were
younger the owners did have a table in here but
these days they eat either in the kitchen or out on
the patio. All four bedrooms are a good size, ideal
for families but also for anyone who receives
regular guests: It s great to have the space to
have our children and grandchildren to stay for a
few days .
A Peaceful Setting
The owners enjoy walking their dogs in the area
and there are plenty of places to go. There s a
nice path along the other side of the river that s
also popular with joggers, and the nearby woods
are lovely, especially in the spring. With wonderful
countryside all around you can see a variety of
birdlife here, including ducks, coots, moorhens,
herons and many other water birds. St Olaves is
also near to the coast so you can pop up to Great Yarmouth for the traditional family seaside day
out or travel down the coast to the quieter
stretches. If we were staying in the area we
wouldn t move this would be our forever home.
You really can t beat the setting!

natural light with a large window to the rear

An additional wooden and glazed door to the

note the fireplace with wooden surround and

You approach Heron s Acre from a private road
serving four properties, a large block weave drive
allows parking for in excess of eight vehicles. A
pair of iron double gates gives vehicular access to
the rear of the property and the river frontage.
Pedestrian access is found to the opposite
elevation of the house and the rear gardens are
accessed via a wooden gate. Herbaceous borders
to the front of the property are stocked with
mature trees, plants and shrubs. The terraces to
the rear of the property are in an elevation
position affording beautiful views of the rear
grounds and the River Waveney beyond, they are
of a westerly orientation which allows you to view
beautiful sunsets.

You note a wooden and double glazed doorway
giving access into the garage which again is a
bright space, with a large double sized up and
over electric door, a pair of windows to the rear
elevation and a large window to the side
elevation. It also houses the oil fired boiler and has
fully plastered walls and is plumbed out with hot
and cold water. This could therefore have great
annexe potential.
Returning to the terraced area you move through
an iron gate and take the steps down to the
expansive rear lawns. To one side there is post
and rail fencing, stabling, boxes for two horses and
a small hay store/tack room. To the other side
there is a cut being supplied by the River
Waveney which benefits from both light and
power. Along the cut there is 350ft of quay
heading. There is also a small section of dyke on
the river end of the plot which is full of wildlife.
