Full description

A former linhay and granary with planning permission for conversion to a dwelling. Plans for hall, kitchen, sitting room, 2 bedrooms and bathroom with scope for 3rd bedroom. Also PP for large garden. Pasture land and superb views. Total just under 1 acre.

Situation - Middle Uppacott forms part of what was once a thriving farmstead situated in a glorious rural location. The village of Mariansleigh is just under a mile to the north west and has a church. The larger village of Bishops Nympton, which provides a primary school, post office and shop is some 1.75 miles. The thriving market town of South Molton is about 5.5 miles offering an excellent range of shopping and banking facilities together with infant, junior and senior schooling.
The A361 North Devon Link Road is some 3.5 miles to the north and provides excellent access to Barnstaple to the northwest and Tiverton to the east beyond where there is access onto the M5 at junction 27 and also a mainline station on the London Paddington line at Tiverton Parkway.
Both the Exmoor and Dartmoor National Parks are within easy reach, as well as the North Devon coastline with wide sandy beaches at Saunton, Woolacombe and Croyde.

Description - Middle Uppacott is a former linhay and granary of stone and rendered elevations under a fibre cement slate roof, and forms part of a farmstead of other properties, none of which are in agricultural use.
Now with the benefit of planning permission, the Vendors have demolished all the modern buildings leaving only a range of traditional barns from which an exclusive purely residential development of 3 dwelling's (including their own home dating from medieval times) will be created.

Planning Permission - Planning permission was granted on Appeal on 14 April 2015 for the building to be converted to a residential dwelling (Application Ref: 57723). The plans indicate single storey dwelling comprising HALL, KITCHEN, SITTING ROOM, 2 BEDROOMS and BATHROOM. There is a further large STORE ROOM situated beneath the sitting room at lower ground floor level that offers scope to be incorporated into the accommodation (subject to any necessary consents). Total floor area (measured externally) 31.50 sq metres.
A further grant of planning permission (ref: 60977) granted 31st May 2016 to allow the use of part of the property as a large garden.
Copies of the plans are available from the selling agents or online at

Outside - The barn is approached over a shared driveway. There is an extensive level area to the front which leads out to a gently sloping PADDOCK with the whole extending to about 0.93 ACRES.

Services - The purchaser will be responsible for installing a private drainage system. An 11KV electricity line crosses over the property. A connection to a nearby South West Water main and telephone line will be made possible.

Viewing - Strictly by appointment please through the sole selling agents, Stags on 01769 572263.

Directions - From South Molton take the B3137 south out of the town signposted to Witheridge. Continue through the village of Alswear and pass the old chapel (now Village Hall). Continue for a further half-mile and turn left (un-signposted) at Green Cap Bungalow. Continue up the hill and along and at Uppacott Cross turn left and the entrance to the property will be found soon after on the left.

Alternatively from the closest village of Bishops Nympton, take the road down through the village, passing the Primary School on your left. Soon after, where the road splits at Angel Hill Cross take the right turn (next to East View). Continue out of the village for about a mile and at the next junction turn right and then take the immediate left. Continue for about a third of a mile, keep left at Lower Uppacott Cross and the property will be soon found on the right.
