The Story

UNEXPECTEDLY LARGE
Set on a plot of approximately a quarter of an acre, Spadgers (from an old English word for “sparrow”), enjoys a prime position. The chalet-style home has three or four bedrooms, two of which are on the first floor, and is unexpectedly spacious inside.
“It is a Tardis – from the front it looks like a two-bedroom bungalow but it has been extended significantly at the back and there are two good-sized bedrooms and a bathroom upstairs. People always walk in and are amazed.”
The attractive property is entered via a generous and light hallway, which gives on all the main reception areas. To the left is the fitted kitchen, which has a door out on to the garden, and then the spacious drawing room, with French windows leading on to the terrace.
“This is a lovely room all year round because it looks out on to the garden,” he says.

FLEXIBLE SPACES
On the other side of the hallway is a bedroom, with a row of fitted cupboards and then a dining room, which takes in the tremendous vistas. This opens into an additional room that could be a bedroom or office. There is also a shower room on the ground floor.
“We built an extension right across the back of the house, which doubled the size of the drawing and dining room, and also gave us that extra study or bedroom,” says the owner. “This can be a great home office although at the moment my teenage son uses it as his games room!”
He adds: “The large dining room is spacious enough for everyone to sit down together to family meals, and it also accommodates guests.”

HIGH QUALITY FINISH
The bedrooms upstairs have been designed to make the most of the scenic setting as both have picture windows looking out over The Weald. The master bedroom also has an en suite bath and shower room.
“Much of the house has a very simple décor, with plain magnolia walls to give it a calm ambience,” he says. “There are French oak floors downstairs and we have refurbished the bathrooms with good quality fittings. Everything has been done to a high standard.”

OUTSIDE LIVING
In the summer, much of the living takes place in the long, south-facing garden.
“We created the large terrace along the back of the house, which is perfect for barbecues. We love sitting out there to eat in the summer, enjoying the magnificent view.”
The outside space is perfect for quiet relaxation and for big parties.
“We had about 30 people here for my wife’s 50th birthday,” he recalls. “A marquee was put up in the garden and we had a hog roast.”

FAMILY LIFE
Apart from being close to the golf course, which suits the owner as he is a keen golfer, Spadgers is well-placed for other amenities.
“It is within reach of good schools, shops, train links to London and the A21, and it is easy to get to the coast from here; we can walk to Bewl Water and also love to visit nearby Pashley Manor Gardens, which has a tulip festival.”
It has been an ideal location for a family and the house itself has also been perfect.
“We have brought two boys up here and they have loved it: there has been plenty of space for everyone – we were even been able to put a room above the garage for their train set,” he says. “This is a wonderful house in a lovely part of the world.”

Setting The Scene

The beautiful garden, with its fabulous views, is a major feature of the house. The property opens on to a spacious terrace, with lots of room for outdoor furniture. There is a long lawn, with space for children’s games and a marquee. The garden is well-screened by hedging and features a number of easy-to-maintain shrubs. It backs on to the golf course.
