Location

Abbey Park is situated at the east end of St Andrews and is a short walk from the town centre, university buildings and entertainment facilities of the town. St Andrews is renowned world wide as the home of golf. There are now seven golf courses at St Andrews including the Old Course, regular host to the Open Championship. There are many other golf courses in the area including two courses at St Andrews Bay, The Dukes Course, Kingsbarns, Crail and Elie. St. Andrews is also well known for its University which is one of the oldest in Britain (founded in 1410).

St Andrews provides good state schooling at Madras College and private co-educational schooling at St. Leonards. There are other co-educational public schools near Perth (Glenalmond and Strathallan) and Dundee High School is within easy reach. The town has a good range of shops, hotels, restaurants and supermarkets, a cinema and the Byre Theatre.

Beyond St Andrews is the East Neuk of Fife with its spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. The venue for the annual Fife Hunt point-to-point is nearby at Balcormo, which also hosts various horse shows and Pony Club events.

Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee, Edinburgh and London. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles away.

Description

The townhouses at Abbey Park have been built in a traditional Georgian style and offer excellent space for modern day living within a green and leafy part of St Andrews. Incorporated into these exceptional homes are state of the art fixtures and fittings, offset against more traditional features such as sash and case windows and decorative cornicing.

The front door is set between two sandstone pillars with a pediment above and opens into the central hallway. Double partially glazed doors open up into the bright, south facing kitchen/dining room with central island and French doors leading out to the garden. Located off the kitchen is an enclosed laundry room which has plumbing for a washing machine and houses the boiler. To the front of the ground floor is the family room and study and opposite the staircase is a WC.

Stairs rise to the first floor landing and glazed double doors lead into a beautiful drawing room with three south facing windows.

There are five bedrooms, split over the first and second floors, along with a family bathroom and a shower room. Two of the bedrooms benefit from built in sliding door wardrobes and the master bedroom has an en suite shower room and dressing room.

The south facing rear terrace offers excellent space for outdoor dining, entertaining and barbecuing and gives access to the double garage which has two electric up and over doors opening from the rear lane.
