The property is situated in Crowland, a small market town on the Cambridgeshire/Lincolnshire border offering a village, community environment just a short commute from Peterborough, Spalding and beyond. In 2011 the new A16 was opened meaning journeys to Peterborough and Spalding are now just 10 minutes in either direction. A journey to London is 80 minutes door to door.

Crowland itself offers and excellent range of facilities including Co-op supermarket, Spar including post office, several hairdressers, hardware store, Crowland Cancer Fund Charity Shop, Community Hub & fund raising second hand clothes shop, coffee lounge, Italian restaurant, four take-aways, three pubs/restaurants, garage repairs, pharmacists and health centre.
