Outstanding detached and fully refurbished 3 bedroom house on a 0.6 acre plot surrounded by the private Huntsham Estate

Location

The village of Huntsham lies within a conservation area in a picturesque valley on the Devon/Somerset border close to the Exmoor National Park.

The history of Huntsham Court dates back to before the Norman Conquest when it belonged Alricus the Priest. The house is next mentioned in 1263 in the possession of the Punchardon family and thereafter it passed to the Beers or Bears who appear to have been the owners for 400 years. More recently it was purchased by William Troyte in 1760 and was then passed to various members of the Troyte family before it was bequeathed to Henry Arthur Dyke-Acland who took the name of Troyte on his inheritance of the estate in 1852. The estate had been neglected for many years until it was rebuilt in 1868 by Charles Acland-Troyte. Stable Mews Cottage was one of the buildings on the estate which was built around the time of the restoration of the main house in the 1860's. It still benefits today from this special location as there are many rural walks which may be enjoyed close to the property, including one which takes you past Huntsham All Saints church and around a nearby lake.

The sought after and busy village of Bampton is about 4 miles away and has a good range of everyday services including a butcher, fishmonger, baker, greengrocer, post office, church, doctors' surgery, primary school, chemist, craft shop, hairdressers and a selection of pubs and restaurants.

Further facilities can be found in the larger towns of Tiverton, Wellington and Taunton. The Exmoor National Park is only 8 miles away and is superb for walking, cycling and riding; the beaches of the North and South Devon Coastline are within easy reach. Whilst Huntsham is situated in a beautiful, rural and unspoilt area of Devon, communications are excellent with the M5 (junction 27) only 6 miles away, the North Devon Link Road 5 miles away and Tiverton Parkway railway station also 6 miles distant.

Description

Stable Mews Cottage is an attractive detached period property which has recently been refurbished and extended to create a spacious and light home with generous gardens in a lovely rural setting. The building has been finished to a high standard throughout, incorporating traditional finishes with state of the art kitchen and bathroom facilities.

On the ground floor there is a stunning kitchen/dining room with floor to ceiling glass walls on two sides enabling light to flood into the room. There is a central island unit and the kitchen has been equipped to a very high standard. Double doors lead out to an east facing terrace and entrance drive to side of the property. The utility room adjoins the kitchen and also houses the boiler. The living room has a wood burning stove and is west facing with bi-fold doors leading out to a terrace and the garden. A garden room adjoins the living room and again has glass on two walls and double doors leading out to the garden.

On the first floor the master bedroom suite has sliding doors along one side which open to a west facing balcony with glass balustrade. Bedrooms 2 and 3 also have sliding glass doors to Juliet balconies. The master bedroom has an en suite bathroom and there is a family bathroom.

The gardens wrap around the house and are fully fenced. There are magnificent mature trees which were formerly part of the Huntsham Estate and create a park like setting. The gardens are level and laid to lawn with scope to develop further according to a new owner's requirements. There is a double garage and gravel drive leading to the kitchen door. From the lane a front path leads to the front door.
