Description

ACCOMMODATION

Ground floor

The house is approached up fanned steps, lined with iron railings, leading to the front door. A vestibule opens through astragal glazed doors into a large galleried reception hall. This is an impressive room which features a vaulted ceiling, timber panelling, and exposed stone around the wood burning stove.

Off the reception hall to the left is the bright and spacious living room which is open plan to the dining room. The fireplace is set in an exposed stone wall and the ceiling has timber beams. A door opens into the sun room with French doors leading out to the garden.

One wall of the dining area is fitted with a carved wooden dresser. There is a serving hatch and a door through to the kitchen. The kitchen has fitted floor and wall cupboards. A single sink, positioned next to a dishwasher, is set below a window looking to the sundial lawn on the north side of the house. On the opposite wall there are two electric ovens, an integrated microwave, and, beneath a large copper cooker hood incorporating an extractor fan, there are two electric hobs, each with four burners. A door leads through to an inner hall where there is a useful store cupboard and a door to the utility room which has a sink, plumbing for a washing machine, pulley and linen cupboard.

At the end of the inner hall there is an anteroom with further storage and ample hanging space next to a cloakroom with WC and wash hand basin. A lift, which rises from the garage in the basement up to the first floor, is conveniently positioned between the reception hall and the ground floor bedroom accommodation.

There are two good sized bedrooms on the ground floor, both with en suite bathrooms, one of which has a corner bath in addition to a large quadrant shower unit.

First Floor

The stairs, with a timber banister, rise up to a spectacular galleried landing on the first floor. This was initially designed as a study, but is currently used as a music room. It has a large Velux style roof light pouring further light into the house. A door opens through to the library which has fitted book cases with cupboards beneath. The panelled walls have false sections which open up to provide access to excellent storage and a secret playroom. A wood burning stove is housed in an exposed stone chimney breast. There is a glazed door opening out onto a balcony which looks out over the garden and tennis court and the rolling countryside towards Hill of Tarvit.

On the opposite side of the landing is the master bedroom suite. This has a vanity area with a dressing table set beneath the mansard roof. A hatch here provides access to further storage in the loft space in addition to the area accessed from behind the bed. The en suite bathroom has a bath with shower over, two wash hand basins and a WC. The lift is positioned just outside the master bedroom.

Basement

From the reception hall there is a door and stairs leading down to the basement level. A large larder cupboard and wine cellar is positioned on the left and to the right the door opens into the living area of the self contained apartment. This is a large room with a wood burning stove. Off this room a bedroom corridor has three rooms, one of which is used as a games room. These are carpeted and have partially wood panelled walls. The family bathroom has a bath with shower over, WC and wash hand basin. The kitchen has a serving hatch and stable door to an outside drying area. It has fitted floor units, a free standing electric cooker, fridge freezer and plumbing for a washing machine.

There is a door through to the integral double garage. Two automatic electric roller doors open to a large turning and parking area. The boiler room and wood store are within two side rooms off the garage.

THE WORKSHOP

The workshop is of stone construction with a solid concrete floor. The accommodation currently comprises a tractor shed, store and utility/sitting room with wood burning stove and shower room. Planning permission has been obtained to convert this into a well proportioned three bedroom house on two floors (11/01889/FULL).

OUTSIDE

Hadron House is surrounded by an extremely private and sheltered garden with a large number of beautiful mature trees. There are also herbaceous and rose borders and many shrubs including hydrangeas, flowering currant, holly and azalea, providing a wealth of colour and a garden of great variety. A stone wall, built from re-claimed stone from an old local castle, runs along the perimeter on the north side of the sundial lawn. Below the house and towards the burn a well maintained hard tennis court is set beside a summer house and swings.

The garden extends past a high clematis covered wire fence to the ponds and woodland garden. A hard packed gravel track runs up to the former hatchery outbuildings. The ponds have been adapted from their original commercial use to become beautiful focal points. Two of the three original ponds have been landscaped to create a larger pond with a central island connected to the garden by a metal foot bridge. The ponds are separated by an orchard and fruit cage sheltered by beech hedging. Near to the workshop there are further outbuildings housing a wood shed, generator and fuel tank.
