An imposing village house dating in part from the 16th century, Listed Grade II, with considerable character and beautiful walled garden
Eynsham is an historic village lying 7 miles west of Oxford. In the Middle Ages, there was a substantial Abbey which was founded in 1005 by King Aethelred. In 1538 the Abbey was dissolved by Henry VIII. The remains stood for 100 years or so, but eventually stones from the Abbey were reused to build many other houses in Eynsham.
The Shrubbery lies in the heart of this popular and thriving village, which boasts good local amenities including primary and secondary schools, butcher, baker, hardware store, small supermarket, public houses with restaurants and a weekly country market in the square. Importantly there is also a doctors surgery, chemist/pharmacy, library and post office. Further shopping, cultural and sporting facilities can be found in Oxford and in Witney, 6 miles to the west. Regular bus services operate to both Oxford and Witney, where there is access to a wide range of schools.
The Shrubbery is an impressive and substantial village house constructed of natural Cotswold stone under a Stonesfield slate roof within a short walk of the centre of the village. Dating from the 16th century The Shrubbery has many early features including doors, floors and fireplaces that may have come from the former Abbey. The house has been extended on numerous occasions and for many generations was the doctor's house and surgery for Eynsham. In between the Wars a substantial two storey extension was added to the front for a new surgery with two bedrooms and a bathroom over. In recent years the ground floor, with its separate access, has been let commercially but is now vacant. A sealed doorway from the main house could be reinstated to integrate the rooms with the rest of the accommodation.
An early front door opens on to the reception hall and is understood to be the original part of the house and there is a fine 17th century staircase leading to the first floor. The kitchen has a gas-fired Aga and a substantial island unit with an area for a breakfast table to the side. A door leads down to the cellar. The dining room has an inglenook fireplace and connecting doors leading to the study and drawing room. The triple aspect drawing room is a delightful room, ideal for entertaining, with views on to the rear garden.
On the first floor are 6 generously proportioned bedrooms, two bathrooms, a laundry area and separate WC. The south facing rooms have wonderful views across the rear garden and there is scope to create a master bedroom suite if required. A staircase leads to the attic room.
There is a shared vehicular access to the side of The Shrubbery which leads to the oak framed double garage. The south facing rear garden has a central lawn and a high brick wall along the western boundary which protects the wide range of herbaceous shrubs and bushes. A holm oak and flowering cherry provide shade and colour and a delightful thatched octagonal summer house.
