Full description

An attached barn conversion with 2.3 acres on Dartmoor. Kitchen/dining room, sitting room, study, 3 bedrooms, bathroom. Outbuilding. Gardens & woodland. EPC Band F.

Situation - Holne Cottage is situated in the beautiful Wray Valley on the eastern side of the Dartmoor National Park and a mile from Lustleigh. Lustleigh has a strong community with a well-regarded pub, village store, tea rooms, garage and church. The nearby towns of Moretonhampstead and Bovey Tracey have a wide range of artisan and day-to-day shops and facilities. Although the property is set in an unspoilt part of the West Country, it is only six miles from the A38 which links Plymouth and Cornwall to the south and Exeter and the M5 to the north. Both cities have rail links to London on the Waterloo and Paddington lines whilst Exeter International Airport lies four miles to the east of the city.

Description - Converted in 1975, and extended by the current owners in 2000, Holne Cottage is an attached barn conversion. Of granite stone walls beneath a tiled roof, it offers characterful accommodation of 1,485sq ft laid out over two floors.

Accommodation - The reverse level accommodation is accessed from the rear with a door into the triple aspect, farmhouse-style kitchen. This has a range of fitted units and space for a range of freestanding units together with solid fuel Rayburn, Belfast sink, wooden A-frame ceiling beams and exposed granite stone walls. There is also space and plumbing for the essential appliances. The sitting room has a wood burning stove together with painted stone walls. There is also a study/family room together with a three piece family bathroom. On the lower ground floor are three bedrooms, the master having exposed wooden ceiling beams together with cloakroom.

Outside - To the front of the property is a courtyard with parking space, seating area and garage with up and over door, power and light supply, and ample roof storage. To the rear of the property, adjoining the study, is a level kitchen garden enclosed with granite walls. Adjoining the kitchen is a paved patio area with granite stone walls and paths leading through a level lawn to the large parking and turning area.
Adjacent to this is a detached STUDIO with adjacent covered storage area. The studio could easily provide ancillary accommodation, subject to obtaining the necessary planning consents.

Beyond the parking area is a well established vegetable garden with greenhouse and polytunnels. There is a large sloping orchard with a good range of well established orchard trees including apple, pear, plum, cherry, damson and mulberry. There is a further large area of lawn leading up to the remainder of the grounds which comprise sloping broadleaved woodland with a number of paths through. The gardens enjoy a good degree of privacy and overall amount to about 2.3 acres.

Services - Mains electricity. Shared private drainage. Shared private water. Solid fuel Rayburn providing central heating and hot water (this could revert to oil-fired central heating if required).

Directions - From Exeter and the M5 follow the A38 towards Plymouth. Exit at Drumbridges roundabout signposted Bovey Tracey. Continue on the A382 past Bovey Tracey towards Moretonhampstead. Continue past the turn off for Lustleigh on the left and proceed for a further 3/4 of a mile. Turn into Eastwrey Barton, the large country house B&B. Proceed up the drive to the right hand side passing Eastwrey Barton and the five-bar gate at the top leads down to the parking area.
