Foreword - Morris Marshall & Poole have been favoured with the instructions of Mr Barry Owens , Executor to the Estate of the late Morfydd Roberts, to offer for sale by private treaty, 48.69 Acres (or thereabouts) of pasture land known as Rhosfawr Land, Llanfyllin.
Situation And Location - From Llanfyllin proceed west on the B4391. Go past the turn for Lake Vyrnwy, proceed over a narrow bridge then take the next left hand turning. Follow the council road for one mile and turn left, sign posted Bethel. Continue to follow this council maintained road, past the former Bethel Chapel and after approximately two miles the land can be found on either side of the road as indicated by the agents for sale boards.
The Land - The land extends to a total of 48.69 acres (19.70 ha) and is available to prospective purchasers preferably as a whole or in two lots for their convenience. Good access off a council maintained road is available to each block of land and it is the road that divides the land into two.
Lot 1 - The land included in Lot 1 extends to approximately 37.02 acres (14.98 ha) and is laid down to permanent grass pasture. The land is gradually sloping in nature, rising from approximately 1200 - 1300 feet above sea level. Tenure - The land is currently let out under a grass keep license which expires on 21st March 2017 .
