Access 
Russett Meadows will be approached from the north side of the development, via Russett Close, which is off Wootton Road, with access approved by way of an adopted road. The site is an approximately rectangular area of land on the north side of the Gaywood River and is predominantly flat. There have been no recorded incidents of the site flooding in previous years and the Environment Agency and the Internal Drainage Board have agreed the Flood Risk Assessment. There are no formal or public rights of way over the site, bar maintenance access.

The Design and Access Statement suggests to potential developers that buildings will be no more than three storeys with terraced properties to include variations of building lines and roof pitches. One parking space should be provided with each affordable home and an average of one and a half spaces with each private dwelling (one of which may be a garage).The footpath/cycleway routes alongside the Gaywood River should be retained and enhanced and a public frontage to the Gaywood River will be required to create an open space feature with additional tree planting within the site. (These are selected and highlighted guidance points for developers and further information can be obtained within the outline application).

Utilities 
Electricity is available via a substation located to the western side of the site or direct from Russett Close, along with the gas and foul drainage into the main sewer or alternatively into the sewer traversing the site.
