The Story

LUXURIOUS LIVING
The four-bedroom, split-level house takes in the glorious vistas of Penarth Marina, Cardiff Bay, the city and the countryside beyond. It was designed to capture the views while also offering luxurious living.
“From here we can see right over to the west of England and over to the Brecon Beacons – every day we wake up to that breath-taking view,” says Kathryn. “We also have an amazing large, drawing room, with a 13ft-high vaulted ceiling and a balcony that looks out towards the water. The kitchen dining room is also lovely: it also takes in the beautiful view and opens up on to the terrace and garden, which is wonderful for parties.”

EXQUISITE INTERIORS
The chic kitchen is at the heart of the house and features stylish contemporary units and a breakfast bar.
“I am a keen cook and although I loved the kitchen when we moved here I wanted to change the work surfaces,” she explains. “We now have beautiful Brazilian granite that looks fabulous.”
The whole house has a stylish, modern interior; rooms have been redecorated in high quality paints, including Farrow & Ball.
“I chose light colours that suggested then seaside – the drawing room, for example, has a gentle yellow stripe.”

DAY AND NIGHT
The cleverly designed house has rooms arranged across five floors. There are four bedrooms, three en suite bathrooms and a family bathroom.
“We have the fabulous views from the master bedroom,” says Kathryn. “I lie in bed every Sunday morning and watch the same person water-skiing out in the bay. Then when it gets dark we can see all the lights twinkling – it is just as amazing looking out at night as it is during the day.”
With two bedrooms and a bathroom at the top of the house, the layout of rooms is ideal for family living.
“When we moved here our son was 20 and was able to have his own floor, with a sitting room, bedroom and en suite bathroom – it was ideal.”

FRIENDS AND FAMILY
The property is also superb for entertaining and welcoming over-night guests.
“We recently had my nephew, his wife and their two children to stay here and it didn’t feel crowded at all. Because of the design of the house everyone enjoys their own privacy.”
In the summer, barbecues are held outside against the beautiful backdrop of the bay and beyond: “We have often had 40 to 50 people here in the kitchen and out in the garden,” she says.

BEAUTIFUL PLACE
The location of the Royal Close home is about more than just the view, however: it manages to combine dramatic scenery with great convenience.
“We are just five minutes from good restaurants, cafés and shops and can walk into Penarth town centre,” she says. “Cardiff itself is only 10 minutes by train and we are just five minutes’ walk from the station.”
Those living in the area can stroll across the barrage to Cardiff Bay or catch the boat bus. There is good access to the beach, the coastal path and a number of parks, as well as the motorway and Cardiff Airport.
“Penarth is a beautiful place to live and we hope to stay here when we move,” Kathryn says. “Leaving this house has been a big decision as we absolutely love it. It offers so much privacy and space, and because of the views every day here feels like being on holiday.”

The garden at the royal Close home has been designed to be low maintenance. It offers space for outside dining and relaxation, with easy access from the kitchen.
