Full description

A delightful DETACHED FAMILY HOME with GARAGES and PARKING and STUNNING VIEWS across the picturesque Fowey Estuary. Charming 3/4 bedroom house, represents a magnificent lifestyle investment, prime location in a beautiful seaside village, fabulous views, flexible accommodation - annexe potential, beautiful gardens, ample parking, two garages. EPC Band F.

Situation - Polruan is an ancient fishing village, lying on the east side of the picturesque Fowey River Estuary on the coastline of South East Cornwall. The relatively large but quiet village is closely related to the busier and comprehensively equipped town of Fowey. The area is a sailing mecca, with an extremely deep water harbour, attracting cruise liners, bulk carriers and a myriad of pleasure craft. The sheltered and protected waters make this an ideal location for yachtsmen and those interested in the marine environment. The area, as a whole, is often known as Du Maurier Country and has outstanding and beautifully unspoilt walks along the coastline in each direction.
Polruan has a history as a small fishing village, known for its boat building. Within the village there is a post office, village stores, two pubs, cafe and a primary school. There is a passenger ferry from Polruan and a car ferry connecting to Fowey and beyond from nearby Boddinick.

Description - A versatile family home that could easily be adapted to incorporate an annexe, for guest or holiday accommodation (subject to the necessary constraints). With just a little work the home could be adapted to suit a wide variety of needs whilst benefitting from twin garages and space for parking several cars on the drive. The living areas of the property make the most of the extensive views over the river and beyond. In addition to the fabulous views the house also benefits from pretty gardens.
The property is tucked away within the centre of the village and enjoys spectacular views from the house and gardens.

Accommodation - To make the most of the wonderful views over the Estuary, Sladen House provides reverse level accommodation. The hand crafted American ash kitchen/diner and a large sitting room (over 36 square metres) flow from this. To the first floor there is also a handy cloakroom to the rear of the property with important storage provided by the eaves. There is access via a walkway from the kitchen connecting to the gardens, allowing easy alfresco dining.
To the ground floor are three good sized bedrooms, the master bedroom at the front of the house with the great water views. The family bathroom with bath, shower and bidet is located on the ground floor and there is also a separate WC. The porch and main entrance are also on this floor leading into the generous hallway and stairs up. Situated off the hallway is what is currently used as a snug, again with great water views which lead into a downstairs kitchen and additional bathroom. There is a utility area leading into a side porch with access to the front and rear gardens.

Gardens & Grounds - In a village with a shortage of parking, Sladen House is blessed with two single garages and also parking for several cars to the front.
The well-established and cared for gardens are mostly laid to lawn with numerous shrubs and plants throughout which benefit from the mild climate and provide an abundance of colour all year round. There is a delightful summerhouse in the rear garden which has a level lawn and a lovely aspect.

Directions - Polruan is most easily approached from the A38 by taking the A390 Lostwithiel road from Liskeard and then turning onto the B3359 towards Polperro and Lanreath. After about 3 miles, and just before Lanreath, take the road as signposted to Polruan. This is a quick country road which leads through Lanteglos Highway and then, in about one mile, turn left and follow the road through the lanes to Polruan. On reaching Polruan the property will be found on the right hand side just after the turning on the left to Saint Saviours Hill.
