Lemsford House is a detached Victorian country
residence built of mellow Codlington Gold bricks.
Originally built in 1875, it was the vicarage for
the church of St Johns, which is adjacent to the
property. The original house was smaller than the present property, with the wing containing the drawing room and the guest suite of bedrooms above being added later when the property became a rectory. Lemsford House has over 7,200 sq. ft. of accommodation set over three principle floors. The main house has four reception rooms as well as a breakfast room, library, kitchen, utility room and cloakroom on the ground floor. There are seven bedrooms and four bathrooms on the first and second floors with further potential for extension into the loft area. The house retains many period features including high ceilings, picture rails, dado rails and panelling. There is an additional self-contained one bedroom apartment in the former grooms cottage and there are workshops and an orangery in the former stables. There is approximately 2.6 acres of land including an orchard area, a vegetable plot and apiary.
The house is approached by a gravel driveway
that provides off street parking for multiple cars.
The front garden boasts a variety of mature
hedge and shrub beds with well stocked
borders. The garden to the rear of the property
is mainly laid to lawn, with mature trees, bushes
and an orchard area with five apple trees and
three pear trees. To one side of the property,
a gravel track leads to an enclosed, rabbit
proofed vegetable garden and greenhouse area.
Various sections of the garden are also laid to
a wild flower meadow and apiary. In front of the
orangery there are two separate paved patio
seating areas together with a working stone
well which has a slate pitched canopy with oak
frame over. The well also has a pump which
feeds an automatic irrigation system which
reaches the majority of the flower beds. There
is a further paved terrace area, bordered by
lavender and rose beds, which is accessed from
the main house via the dining room.
