2 Bedroom Flat with Original Features and Westerly Views.

Situated in a mid-century purpose-built complex, this generously proportioned third floor flat is conveniently located for the shops and cafes of Seven Dials and the green open spaces of St Ann's Well Gardens, whilst also being within easy walking distance from the city centre and seafront. Set back from the road in a highly sought after area, Brighton train station with its convenient mainline links is only a short walk away, making this two bedroom flat perfectly positioned for those needing to commute to London.

Retaining many original features, such as the beautiful parquet floors which run from the hallway through to the living/dining room, an easy flowing layout includes two double bedrooms, a large living/dining room and a separate kitchen and bathroom.

Beautifully lit from a wide landscape window, a spacious living/dining room has ample space for both seating and dining areas and its westerly aspect means that you can enjoy watching the sun set over Truleigh Hill from the comfort of your own sofa. A fully fitted kitchen offers room for a breakfast table and plenty of freestanding appliances, while an original serving hatch adds a classic finishing touch.

Two double bedrooms share the living rooms views of the distant South Downs. The master bedroom offers an elegant and relaxing feel, and the second double bedroom enjoys plenty of dual space potential as a guest room or study. A light and well-proportioned bathroom comes complete with a large retro metal Bette bath with overhead power shower. No Onward Chain. Share of freehold. EPC Rating C

What The Owner Says - "The majority of the people who live at Richmond Court are long-term residents. I've been here for sixteen years; there's a great mix of all ages in a well maintained block.

When I first saw the flat it was the great layout, the parquet floors, original features and the wonderful view that made an instant impression on me. It had a good feeling to it.

It's west facing so it gets the afternoon and early evening sun which is lovely to come home to. Being so near to Seven Dials and the park was a big draw for me as well. I'll really miss the location, it's fantastic and so convenient for everything.

My favourite place in the flat is relaxing in the living room enjoying the views and spectacular sunsets. It's lovely and warm in the flat during the winter and light and bright during the summer."

In The Local Area - Richmond Court sits between Davigdor Road and Colbourne Road, moments away from both Montefiore Road and the popular Seven Dials with their large variety of independent shops, bars, cafes and restaurants.

The seafront, Western Road and central Brighton and Hove are all within easy reach and Brighton station, with its mainline links for commuters, is less than half a mile away. The No 7 bus stops right outside with links to the Marina.

St Ann's Well Gardens with its popular caf and chalybeate spring is just around the corner, while Brighton open Air Theatre in Dyke Road Park has a packed programme of events from May to September each year.

Local schools include Brighton Hove and Sussex Sixth Form College (BHASVIC), Brighton and Hove High School, and Brunswick Primary School.
