Superb detached four bedroomed family house with studio annexe and far reaching views in beautiful countryside, with good accessibility to Edinburgh
Schiehallion is situated down a private track, in a rural setting just outside the village of Carlops. Surrounding the house are green fields with open countryside beyond. The house is very well situated for access to the Edinburgh City Bypass and the city centre. The bypass is less than 11 miles to the north and gives access to the south, east and west of the city, the airport and the motorway network. The city centre is less than 16 miles to the north.
The conservation village of West Linton (1.5 miles to the south) has a good range of local shops and services, including a post office, a nursery, a primary school and tennis, golf and bowling clubs. Penicuik (7 miles) has a wider range of facilities, including shops, supermarkets, professional services and both primary and secondary schools. The private schools, professional, recreational and cultural facilities of Edinburgh are also within easy reach. The Straiton retail park is just beyond Penicuik. Regular buses operate into Edinburgh from the end of the track.
The recreational facilities in the immediate area are good. Hillend dry ski slope is off the A702 on the near side of the bypass. There are a number of local golf courses including Glencorse and West Linton, with all the links courses of East Lothian within easy reach. There is excellent and extensive walking in the Pentland Hills Regional Park from the doorstep of the property and from Flotterstone. Also on the doorstep is the old Roman road which gives pedestrian access into West Linton, and the Pentland Icelandic Pony Centre at Windy Gowl Farm which neighbours Schiehallion. The centre offers livery for ponies and horses.
Schiehallion is a fantastic family home which was built in 2001. The current owners have since upgraded the accommodation and landscaped the surrounding gardens. The property sits on an elevated south east facing plot with the track passing the front of the property and sweeping up to the garage. A gravel path leads through the landscaped gardens to timber sleeper steps which rise to the partially glazed front door and vestibule.
The breakfasting kitchen has been tastefully fitted with wooden base and wall units which have been finished with solid granite workstops. The range of fitted premium appliances includes two built in NEFF ovens, microwave, induction hob with extractor fan over, a built in American style fridge freezer and 1.5 bowl sink in front of the window. French doors lead out on to the front deck.
The family room faces south and benefits from all day sun through large windows on two aspects along with French doors to the patio. Adjacent to the family room is the study which could also be an ideal playroom.
There is a back door to the rear garden from the utility room which is fitted with base units with a built-in stainless steel sink. The unit is plumbed for a washing machine and has space to accommodate a tumble drier. A walk in pantry with sliding door and built in shelving opens off the utility room.
The sitting room has a gas fire (bottled gas) with wooden mantel and marble surround and its tall windows give beautiful views to the Moorfoot Hills to the east. A door leads through into the dining room which has windows on two aspects and enjoys the same south easterly views.
The ground floor accommodation is completed by a cloakroom with wash hand basin and WC and a double bedroom with en suite shower room.
Stairs rise from the central hallway to the first floor landing where there are three further bedrooms. The hallway has two windows to the north west looking up to the Pentland Hills. The master bedroom makes the most of the splendid views and has a Juliet balcony overlooking the front of the house, a dressing room and en suite bathroom with separate shower. There are two further double bedrooms either side of the family bathroom which has a large corner bath, wc, shower and wash hand basin.
There is excellent storage on the first floor, with a walk in linen store and eaves storage beyond the dressing room.
Above the garage is a self contained multi purpose annexe which has its own shower room with WC and wash hand basin. This would also make an ideal home office or gym.
To the front of Schiehallion there are attractive landscaped gardens and mature raised beds with retaining timber sleepers. A gravel path separates the lawn from the raised beds. Beyond the immediate front garden is a further area of lawn which extends to over 0.6 acres and is mainly laid to lawn and interspersed with trees. The gardens loop round the back of the house and slopes up to the north west boundary. Outside the family room is a patio and courtyard which is ideal for outdoor entertaining and barbequing. A paved driveway leads up to the double garage which has an electric up and over door.
Electric under floor heating and heat recovery system. Hot water provided by electric immersion heater. Mains water and electricity, drainage to private septic tank.
Schiehallion is in Scottish Borders Council tax band G.
