Directions
Temple Farm - from the centre of Littleport proceed north signposted towards Ten Mile Bank, Southery and Downham Market. Upon reaching the A10 proceed east towards Shippea Hill and Mildenhall on the A1101.
Continue on the A1101 for approximately 4.5 miles. Turn left on reaching a sharp right hand turn and follow this road for approximately 1 mile. Temple Farm can be found on the left hand side.

Land off Cowles Drove - from the centre of Hockwold cum Wilton take the B1112 towards Lakenheath and take the first right into Cowles Drove and continue for approximately 3 miles. The land can be found where there is a fork in the drove.

Land adjoining Poultry Farm - from the centre of Littleport proceed north signposted towards Ten Mile Bank, Southery and Downham Market. Upon reaching the A10 proceed east towards Shippea Hill and Mildenhall on the A1101.
Continue over the Shippea Hill Station railway crossing and take the first left into Farthing Drove. At the T junction bear right, the road bends to the left and the land can be found on the left hand side after ⅓ of a mile.

Water Abstraction Licences
The land benefits from 2 Water Abstraction Licences. Licence No. 6/33/40/*S/0085/RO1 permits the abstraction of 40,000 cubic metres per year and covers all three lots. Licence No. 6/33/40/*S/0088/RO1 permits the abstraction of 6,599 cubic metres per year and is specific to Lot 1. Both Licences expire on 31st March 2027.

The vendor will apply to the Environment Agency to transfer the licences to the purchaser(s) on completion of the sale(s). In the event that Lots 1, 2 and 3 are sold separately, then 32,900 cubic metres of Licence No. 6/33/40/*S/0085/RO1 will be apportioned to Lot 1, 4,700 cubic metres will be apportioned to Lot 2 and 2,400 cubic metres will be apportioned to Lot 3.

Holdover
The vendor will reserve the following rights of holdover:
• Field No. 4579 until 15th November 2016 for lifting potatoes.
• A 6m wide strip along the southern boundary of field no. 7270 until 15th November 2016 to access the adjoining field not included in the sale.
• Approximately 3 acres (1.25 hectares) along the north eastern boundary of field no. 4579 until 30th June 2017 for a machinery sale.
• The farm buildings until 30th June 2017.

Basic Payment Scheme and Cross Compliance
The land is registered on the Rural Land Register. The land formed part of the vendor's 2016 Basic Payment Application and the vendor will retain the benefit of the 2016 application. A copy of the vendor's 2016 BPS application is available from the Agents.
The land and entitlements will be transferred electronically to the purchaser(s) following completion.
The purchaser will indemnify the vendor in respect of any claim made by the Rural Payments Agency in respect of breaches or penalties applied to the vendor's 2016 BPS payment following completion.

Environmental Schemes
None of the land is entered into any Environmental Schemes.

Drainage Rates
Drainage Rates are payable to;

Lots 1 & 3
Burnt Fen Internal Drainage Board. The rates for the period 1st April 2016 to 31st March 2017 are £5,191.73.

Lot 2
Southery and District Internal Drainage Board. The rates for the period ending 31st March 2017 are £405.49.

Drainage Rates will be apportioned on completion.

Sporting Timber and Mineral Rights
All sporting timber and mineral rights are included within the sale insofar as they are owned.
Wayleaves, Easements and Rights of Way
The land is sold subject to all existing Wayleaves, Easements, Covenants and Rights of Way whether disclosed or not.

Special Note
On 21st October 2015 an American Military Aircraft crashed in field no. TL6385 1988. The Ministry of Defence have completed an extensive clean-up operation and a copy of an Environmental Audit confirming that all contaminated material has been removed is available from the Agents.

As part of the clean-up operation, the Ministry of Defence removed topsoil and subsoil from an area of approximately 520m² where the plane crashed. They also removed part of the topsoil from an area of approximately 1.18 hectares surrounding the site together with the topsoil from an area of approximately 0.09 hectares which they used to access the crash site. The total affected area therefore amounts to approximately 1.33 hectares (3.28 acres).

The vendors have reached an agreement over compensation with the Ministry of Defence and will be retaining the benefit of this agreement.

Reinstatement will be the purchaser's responsibility.

Boundaries
The vendor and agent will make reasonable efforts to specify the ownership of boundary hedges, fences and ditches etc, but will not be bound to determine these. The property is available for inspection and the purchaser will be deemed to have satisfied themselves as to the ownership of the boundaries.
