The Property
Church Farm House is a well-presented property in a unique location at Ibberton in North Dorset situated at the end of a lane with the village church in its grounds. The property is Grade 2 listed and is believed to date from the 17th and 18th century. The main part of the property is built of stone, brick and flint under a thatched roof with a 19th century addition built of brick under a clay peg-tiled roof. This type of property is sometimes known as a Dorset Long House.

Church Farm House was once a dairy farm which was part of the Pitt-Rivers Estate and which was sold into private hands in the 1970's when the farm ceased to operate. Its origins before that are thought to be that it would have been part of the estate of the medieval Manor House which lies across the lane.

The entrance hall has a flagstone floor, a cloakroom off it and a small old pine enclosed staircase. The kitchen/diner is off the hall to the right with a terracotta tile floor, Aga, utility room and walk-in larder. A large old elm door opens onto the garden. The garden room opens from the hall and is double-glazed under a clay peg-tiled roof with a view across the garden and the church.

Off the entrance hall to the left is the snug which is the original 17th century part of the house. It has a large inglenook fireplace with an inset seat and bread oven. Next to that is a dining room which is a good size for entertaining and at the end of the house is the sitting room which has a large old stone-corniced fireplace with a carved oak lintel. Outside
The Garden & Grounds
Outside to the front is a large gravel drive. The grounds are mainly lawned and overlooking them is the 13th century church of St Eustace. It provides a lovely backdrop to the garden and around it is woodland which forms part of the grounds of the property. During December the church is floodlit at night for Christmas which creates the magical effect that it is floating above the house and garden.

There are two large ponds in the garden which feed a small stream. They are home to moorhens which hatch young each year. Wild ducks drop in and sometimes nest. There are pheasants in the garden which have prudently made off from a nearby shoot and deer appear on the lawn from time to time.

Tucked away in the garden is what from the outside looks like an old shed but inside is a comfortable studio/office which has telephone/internet connection.

The Outbuildings & Swimming Pool
The large outbuilding was originally the milking parlour when the property was a dairy farm. It now comprises a large workshop area, storage room, feed room, hay room and two stables with a hard-standing yard outside. The swimming pool is by the outbuildings. The position of it is such that it has the sun on it all day and is completely private.

The Land
There are three paddocks and woodland comprising about 10.5 acres with views towards Bulbarrow Hill and across the Blackmore Vale. As one comes to the house the lane ends and becomes a halter path which leads up past the church and onto a small lane which comes down from Bulbarrow Hill. That path and lane form the main part of the boundaries of the property. Church Farm House is on an extensive network of bridleways and anyone riding out can go for anything from an hour to a day with very little need for roadwork.





Location


Ibberton is 5 miles from the small market town of Sturminster Newton and 10 miles from Blandford. It is 15 miles from Sherborne and Gillingham and 17 miles from Dorchester each of which has a mainline station. The journey to London (Waterloo) is 2-2.5 hours.


Local Area
The Village
Ibberton is a small friendly village with an active social life for people who wish to join in it. It has a village hall which is used for a variety of events and the Crown Inn pub which is an 18th century free house. The people here are a mix of locals and from London and elsewhere. Everyone gets on well. It's a bit like The Archers but with better storylines.

Supplies
Sturminster Newton has a good butcher and delicatessen and a weekly market. Local farm produce is readily available as are organic meat and vegetables. There is a small shellfish wholesaler in a nearby village who will let you have seafood such as local lobster, crab and oysters at give-away prices. The award winning independent supermarket Dike & Son is in nearby Stalbridge. Waitrose and Tesco deliver to the village but if you don't feel like cooking you can treat yourself to dinner at the excellent 17th century Plumber Manor country house hotel and restaurant which is only a few minutes drive away.

Church Farm Cottage across the lane was originally the dairyman's cottage to Church Farm House. It is a much smaller property with a garden. It sold for £650,000 in July 2009.


Directions
For SatNav purposes the postcode is DT11 0EN. On arriving in the village there is a signpost in the road with a green arm on it which says Halter Path to Church and which points up a lane. Go up that lane past the pub for a couple of hundred yards and there is a sign which says Unsuitable for Motors. The entrance to Church Farm House is a few yards past that on the right.

Seller’s Comments
We are downsizing. For us this has been a wonderful family home in a lovely, friendly community which we shall be very sorry to leave but now our children have grown it is time to move to somewhere smaller.
