External
The property is within the hamlet of Elim and sits within its land, approached from the road via a private drive. In total there is approx 5.25 acres of land comprising 5 paddocks separated by mature hedges; an orchard, gardens and lawns. The property is approached from the hamlet via a 5 bar gate and driveway which passes one of the paddocks and the orchard with (24’x 8’) Robinsons greenhouse and large (15’ x 9’) garden shed with outside tap. There are gardens and lawns to both front and back of the property and a large pond with waterfall.

To the front of the house there is a (19’6” x 32’6”) fully insulated and double glazed garden building with full width covered porch and 22’ x 20’ deck. The building has a laminated wood floor, halogen down-lighters, heating and power installed and water supply adjacent.

The c1/3rd acre orchard has a mix of apple, cherry, pear and plum trees and is bounded by a wall and mature hedge.

The 5 paddocks are all bounded by mature hedges (the largest is also bounded by approx 300m of the Afon (River) Alaw) and there is a large, gated (20’ x 12’) field shelter with water supply and solar light.

Directions
Tyddyn Garol is approximately 10 minutes drive from the A55 North Wales Expressway. Exit the A55 at junction 5 towards Llanerchymedd (opposite way from Rhosneigr). At roundabout take last exit over A55 then straight over second roundabout. After 200 yards to crossroads with A5 cross straight over. Follow the road for about 10 mins to Trefor. At the crossroads in the middle of the hamlet turn left. Just about 200 yards to the bottom of the hill take a right turn signed towards windmill and fishing lake, past a white house. Follow this road to a T junction with a very large house and empty farm buildings opposite. Turn right there and again follow the road without turning off. Eventually you will go over a humpbacked bridge over the river and up into a hamlet (Elim). Go slow, up the hill past the white cottages on the right then you will see an entrance on the right opposite a yellow house.
