Full description

A pretty two bedroom terraced COTTAGE with garden and studio room in the heart of Polperro with SEA and HARBOUR VIEWS. Stunning location, quaint and cosy two bedroom cottage, sunny and sea facing garden, large/light sitting room with views, pretty kitchen, garden studio. EPC Band F.

Situation - Polperro is one of the most picturesque villages on the Cornish coastline with its tiny fishing fleet and quaint intertwined streets with numerous restaurants, galleries and pubs. The harbour provides a temporary haven for visiting yachts. The scenery in this part of Cornwall is remarkably unspoilt and beautiful. The River Pol runs centrally down through the village, which is straddled by a variety of intertwined cottages and bridges. The nearby towns of East and West Looe, about 4 miles away, provide a further range of facilities including a branch railway line linking to Liskeard on the Penzance to Paddington line.

The A38 is only about 20 minutes' drive to the north. Plymouth City Centre, with its historic waterfront and vibrant university, large modern shopping centre, Theatre Royal and the world famous Hoe is about 45 minutes' drive away. In Plymouth there is a continental ferry port, with links to Brittany and Northern Spain.

Description - Centrally located on the famous Warren, this historic and very pretty cottage sits to the east of the harbour mouth of Polperro. This charming, characterful cottage has a great aspect and some great views. The centre of this picturesque working fishing village with its small beach, harbour and intertwined streets is just a short flat walk away. For a stroll further afield, the South West Coast Path passes through the village giving access to many miles of unspoilt, mainly National Trust owned, coastline.
The terraced two bedroom cottage is believed to be several hundred years old and retains beamed ceilings, stone walls and the typical eccentricities that such a building and the location provides. To add to this charm and character Primrose Cottage really benefits from a good size south facing terraced garden and a large and light sitting room, both of which have views out to sea and of the inner harbour.

Accommodation - The front door leads into the generous yet cosy kitchen where there is plenty of space to cook, eat and entertain. Stairs lead up to the first floor where there are the two bedrooms, the main bedroom being a good sized double. Also on this floor are the bathroom and a separate WC. Stairs lead up to the large and light sitting room with a fireplace and a painted stone wall. There are views from the picture window both out to the sea and over the bustling harbour.

Gardens & Grounds - To the rear of the property, currently accessed by French doors from the sitting room, is the pretty garden. Terraced and paved there are also several borders and mature shrubs. The garden has a southerly aspect which also gives views of the pretty harbour and also out to sea. There are several areas suitable for alfresco dining or simply to sit and take in the view. Additionally, there is a pretty stone built garden room that has power and heating and would make an excellent studio/office.

Tenure - Freehold.

Council Tax Band - Band C

Services - Mains water, electricity and drainage. Electric heating.

Viewing And Negotiations - Strictly by appointment through Stags' Plymouth Office: 01752 223933 or Email: plymouth@stags.co.uk.

Directions - To reach Polperro from the Plymouth direction, take the A38 westwards across the Tamar Bridge to Trerulefoot and then turn left onto the A374. In about one mile turn right onto the A387 and continue to Looe. From Looe proceed across the bridge and continue to Polperro. On the first visit, for simplicity, it is recommended to park at Brentfields which is to be found as follows:

When approaching Polperro on the A387 bear left about 200 yards after the Seaview Holiday Park, turning in the direction of Killigarth. Continue on this road bearing right when reaching Sandhill and continue until reaching the school on the right. Park at this point (there is no restriction) and proceed on foot straight ahead and steeply down Talland Hill into the village. When reaching The Warren turn left and follow the road until reaching Primrose Cottage on the left hand side.
