In brief

Perched up on the hill, overlooking the city and Preston Park to the east, stands a substantial red brick Victorian villa. This charming, two bedroom garden apartment, resides on the raised ground floor, and has the gracious room proportions and high ceilings that the period affords. The flat has undergone some recent redecoration, yet the period character has been retained with several original features including an open fireplace. There has also been work below the surface with some damp proofing, so you can have peace of mind, but there is still scope for modernisation to add value and to put your own stamp on. This would be a fantastic first home, or as an investment, so it is sure to attract many.

Why you’ll like it

The main house is set back from the road by a sweeping drive, where a few steps take you up to the open porch and front door. If you turn around at this elevated position, you will be taken aback by the beautiful views of Preston Park, with The Clocktower taking centre stage, and the city stretching out beyond this to the South Downs. The door opens to a neat communal hall, and your door is to the right. A small entrance hall welcomes you, and has hooks for coats and space to organise shoes to keep the flat clutter free. Directly ahead is the bathroom which is an internal room, but one that is well lit and ventilated, and has a classic white suite with a delicate floral trim in navy, and the shower is over the bath. There is a sweet, and probably original stained glass window which connects to the living room, and while this is a raised level for privacy, it does allow some natural light to filter through.

From the hall, the living room is to the left, and the other rooms lead from here. It is a generous room with wooden floors, stripped and varnished in deep honey tones, and the cast iron fire and surround take centre stage. There’s ample space in here for comfortable sofas as well as for dining or a workspace as needed, and a door leads out to the sweet patio garden which becomes an extension of the room during the warmer months.

Bedroom two has a vaulted ceiling which enhances the feeling of space, and a large picture window looks out to the colorful planting in the garden. This has been used as a double bedroom, but is now a tranquil space for reading and work, and occasional room for guests. The master bedroom shared the same ceiling height, and has a wall of solid built in wardrobes around the headboard. These have been painted white to complement the shutters adorning the wide bay window, and this too looks out to the garden.

The kitchen is galley in shape, and has a country feel to the wooden units. The oven and gas hob are integrated below the extractor hood, but the tall fridge freezer and washing machine are freestanding, and the practical worksurfaces provide plenty of chopping space for a keen cook. It is in here where some changes could be made to modernise, but it is perfectly attractive and in good working order as it is.

Bear in Mind:

From here, you are within easy walking distance of both Brighton and Preston Park Stations, so it is well placed for commuters.
