Location

The M90 is in close proximity giving easy access to the north as well as Edinburgh via the Forth Road Bridge (9 miles) and the new Queensferry Crossing (due to open in May 2017). Edinburgh Airport is about 18 miles away. The Kincardine Bridge is 13 miles to the south west and gives motorway access to Stirling and Glasgow. Perth and Gleneagles are also within easy reach.

Dunfermline provides a wide range of shops and services. Dollar Academy, an extremely sought after private school, is only 13 miles to the north west. The local area offers excellent opportunities for outdoor pursuits and country sports. There is a good range of equestrian facilities and liveries in the area.

Description

Colton House sits in beautiful mature gardens and grounds surrounded by neighbouring farmland. The house is Category C Listed and dates back to 1885 with a 1930s extension to the rear. The original house is stone built and retains superb character and traditional features throughout including stone pillars at the front door, bay windows overlooking the gardens, a turret and original features within. Immediately to the north of the house are the stables and coach house courtyard which currently offer excellent garaging and storage; they do however have potential for conversion into further accommodation subject to planning consent. To the south and west of the grounds is a paddock which is about 8 acres in size.

ACCOMMODATION

The front door to Colton House sits under a porch supported by Tuscan columns with a corbelled turret overhead. Off the entrance porch there is a cloakroom with separate WC. An inner door leads into the superb reception hall which has great traditional character with a solid fuel stove set into a decorative timber fireplace, original parquet flooring, archways and impressive large windows overlooking the front garden. The drawing room and dining room are both immediately off here. The drawing room has a large bay window with window seat overlooking the front gardens, an open fireplace with decorative wooden mantelpiece and ornate cornicing. The dining room also has ornate cornicing, picture rail, decorative panelling to dado height and a fireplace with decorative wooden surround. A large bay window overlooks the south facing gardens and there is a butler's pantry with fitted units and an integrated sink. A rear corridor leads around to the kitchen which is also approached by a corridor from the main reception hall. The kitchen is fitted with a range of base and wall units with large windows overlooking the stable courtyard. Integrated appliances include a Lamona dishwasher, a Lamona oven with four hobs and an extractor fan and a four oven Aga with two hobs. Immediately behind the kitchen is the utility room, which again is fitted with units and plumbed for a washing machine and tumble dryer. There is a further store room with hot water tank. At one end of the back hall is a door leading out to the side of Colton House and at the other end is the ground floor suite. This is in the 1930s extension and provides a bedroom with en suite shower room. A door from the bedroom leads out into the south garden. Another corridor connects the reception hall to the kitchen. Off here there is a further WC, the original dumb waiter and the back stairs to the first and second floors above.

The main staircase from the reception hall leads up to the first floor. There is a large skylight overhead which provides the staircase and upper floors with great natural light. At the half way point of the staircase a door leads into the rear extension where there are three double bedrooms and a bathroom with WC, wash hand basin and bath with shower over. At the top of the staircase is a galleried landing off which the other principal bedrooms are set. A superb south facing bedroom has a door leading out onto the balcony, ornate cornicing, fitted wardrobes and an en suite bathroom. This is fitted with a WC, wash hand basin, bath with shower attachment and separate shower cubicle. Next to this is another bedroom with west and south facing windows and an en suite shower room. A further bedroom overlooks the stable courtyard and also has an en suite shower room. There are two more double bedrooms and a separate bathroom. A door off the landing gives access to the back staircase. This continues down to the kitchen but also up to the second floor. Here there is a range of rooms which are currently used for storage but could provide further bedrooms. There is also a larger room which is used as a games room at present.

Outside

The stone pillared entrance to Colton House leads to the beautiful tree lined driveway. The first right turn passes through further stone pillars and sweeps through the front gardens up to Colton House. The second entrance off the main driveway passes under the arch into the courtyard of the stables and coach house. The house sits in the heart of its policies, which are principally beautifully mature gardens, featuring a range of mature broad leaf and coniferous trees as well as an abundance of flowers, trees and shrubs, in particular rhododendrons which are common throughout. The principal gardens are to the east, south and west of the house, with the largest lawn area to the rear of the house. At the foot of the garden there is an area of mature woodland and immediately to the east of the stable courtyard is the original listed walled garden.

Stable Courtyard

The original stable courtyard retains fantastic traditional character, most notably the arched entrance which is approached from the main driveway and has a tower with doocot over. Subject to the relevant planning consents, the courtyard outbuildings offer exciting potential for further accommodation, home office or a separate annexe. Currently however, it provides valuable storage, garaging and workshop space. There are two arched coach houses either side of the entrance. The western outbuildings provide garaging for three cars with wooden sliding doors. Adjacent to the garage there is a workshop and a large store room leading onto the furnace room and access up to the loft space above. The eastern range of outbuildings provides further storage with loft space above. There is a greenhouse attached to the south.

Paddock

Immediately to the south and west of Colton House is a large paddock. This extends to approximately 8 acres.
