Description

The land extends to approximately 164 acres and is divided into three fields. The productive soil is a lime rich loamy soil over chalk and clay and is currently being farmed with the bulk of the land in arable production (148.26) acres and smaller areas of pasture (12.50 acres) and Woodland (2.81 acres).The two arable fields are gently sloping with the pasture and woodland situated on the side of the downs.

Access and Rights of Way

The vendor will grant a vehicular right of way for agricultural traffic along the track from the village road to give access to the land (as shown on the plan). This track is also a by way which runs along the western boundary of the land from East Grafton village through to Brunton, Collingbourne Kingston. Access to the pasture field will be from the south western corner of the arable block.
