The Story

From their stunning position, the owners of Marstin House watch the ducks and coots out on the water - they follow the reflections of the kites soaring above and they spot
deer as they wander over to drink from the lake.
"I am a keen photographer and have loved living this close to the lake," one of them admits. "There are only four homes on this private estate that front on to the lake and we are one of them. I love to watch the fish in the water, and try to capture photographs of the other wildlife here too."
Having the lake right on the doorstep has provided them with a truly unique lifestyle.
"We have full boating and fishing rights too," he adds. "We have a rowing boat that our grandchildren have enjoyed taking out on the water. It has been fun living here."

BEAUTIFUL HOME
Without doubt it was the incredible position of the house that enticed them to the property approximately 13 years ago.
"We had actually come to see another property and were told this house had just come on to the market," he recalls. "We went to see it and we loved it immediately."
The previous owners had already upgraded the property, which dates back to the 1960s and has a Cedar of Lebanon believed to be 500 years old just outside its boundary. There were, however, changes the couple knew they wanted to make too.
"We added an indoor swimming pool, a pool room and changing room," he says. "We also took down a wall to make the utility room larger and the kitchen more open-plan."

IN THE SWIM
The large kitchen looks out on the lake. It has a smart, contemporary style, with white high gloss units, Colombian granite work surfaces, a peninsula breakfast bar and Miele appliances. There is space for a large sofa and a television.
"I like being outside as much as I can but my wife loves the kitchen breakfast room," he says. "It has doors that open on to the garden and lake."
Also on the ground floor, is the dining room, which has French windows, plus the study, entrance hall and bedroom; there is access to the pool room, where there are two cloakrooms and changing facilities. There is a bar in here and a pool table.
"It is nice having the swimming pool right here," he adds. "I do swim every day to keep fit and the children and grandchildren have enjoyed it too."

BALCONY VIEWS
On the first floor of the house there are four more bedrooms and two bathrooms. There is also a substantial drawing room at this level, with doors that open on to the balcony.
"This is a massive room, where it is lovely to sit and relax. In the summer we like to have the doors on to the balcony open. We can stay inside and watch television or take our drinks outside to sit on the balcony in the fresh air, enjoying the views of the lake."

SUMMER PARTIES
With the large drawing room, as well as the pool room, swimming pool and generous outside space, Marstin house has been magnificent for entertaining.
"We have had a few parties here over the years," he says. "The swimming pool has bi-folding doors, which can be opened right up in the summer: this is always nice to do when we have a lot of people here."
And he adds: "Although the bar and pool table are not used so often any more, we have had fun with them here in the past."

EXCEPTIONAL LOCATION
Aston Rowant is a safe and secure place to live, he says. There is a small, friendly community on the exclusive estate but everyone also enjoys their privacy.
There are very good schools in the area and the couple tend to go to Chinnor or Thame to go shopping. It is easy to get into London on trains from Princes Risborough or High Wycombe, and road travel is simple with the M40 within easy reach.
"We have a nature reserve next door, which is perfect if you enjoy going for walks, and there is lots of horse-riding in this area," he adds. "This is an incredible place to live - and being right beside the lake has been wonderful."

Setting the Scene

The outdoor areas at Marstin House have given the current owners immense pleasure.
The house is set in just under an acre and sits well within its grounds. There is a front driveway parking area, offering generous parking, and an integral double garage. Whiteleaf Golf Club is nearby and county life includes open air activities such as point-to-point. There are many delightful country bridleways and footpaths leading into the Chiltern Hills, including the Roman Icknield Way.
Other local towns within a short drive include Aylesbury, with a large shopping centre, cinemas and the Waterside Theatre, and High Wycombe with its Eden shopping centre, Swan Theatre, cinemas and large John Lewis out-of-town store. The city of Oxford, with it's many spires, is just under 20 miles away by car.

Within Easy Reach

Marstin House is within easy commuting distance of London, about 44 miles by car via the M40 J6 - about 1 mile from the property. Chiltern Rail mainline services run directly from Princes Risborough to London Marylebone with journey times of approximately 37 to 50 minutes. There are similar journey times to Heathrow airport via the M40/M25/ M4. The Midlands are readily accessible via the M40/ A41/M25/M1 as well as by rail.

DIRECTIONS:

From the M40, exit at Junction 6 and proceed northbound on the Chinnor Road B4009. After approximately 1 mile, turn left into Aston Rowant Road and take the first right into Aston Park. Marstin House is 9 Aston Park and will be found at the end of the close, overlooking the lake.
