Situation And Amenities - Lower Loxhore is a hamlet set approximately 2.5 miles from Bratton Fleming and 5.9 miles from Barnstaple. Bratton Fleming is a pleasant village with local amenities including primary school, shop and Post Office. Barnstaple town is located on the banks of the Rivers Taw and Yeo, being North Devon's regional centre and houses the area's main business, commercial, leisure and shopping venues. Barnstaple also accommodates the North Devon District Hospital & Lower Loxhore has proved to be a popular base for clinical staff as the two are only about 10 minutes apart.. A number of sporting and leisure pursuits are close at hand, including golf at Landkey, Ilfracombe and Saunton, with its championship standard golf course. The North Devon Leisure Centre and the Tarka Tennis Centre in Barnstaple provide many indoor activities. Live theatres are available at Barnstaple and Ilfracombe, whilst North Devon's famous coastline with its range of excellent safe and sandy beaches provides numerous water sport opportunities and walking country in abundance. Exmoor is within a short drive, as is Arlington, under the ownership of the National Trust. A short distance away, access is available to the North Devon Link Road, leading through to Junction 27 of the M5, part of the National Motorway Network and where at Tiverton Parkway, London Paddington can be reached in just over 2 hours, whilst Barnstaple Railhead also provides a link to the National Railway System.

Description - Dovecote Barn comprises a charming attached conversion of a period stone barn, within a grouping of five former farm buildings, close to the centre of the favoured, timeless and tranquil hamlet of Lower Loxhore. We understand that the property was originally converted in 1981 although a fabulous contemporary, in-keeping extension was added to the rear about 4 years ago and provides a definite 'Wow' factor. The stone elevations incorporate the Dovecotes from which the property derives it's name and there are also bespoke double glazed windows, several of which are attractively arched, within the front elevation. The whole benefits from a slate roof, there is oil fired central heating and the property is complimented by the well tended, landscaped gardens to the rear, which amount to approximately half an acre. There is a parking bay for several vehicles to the front, as well as an additional covered bay.

The accommodation is arranged on a reverse living basis and accessed at GROUND FLOOR LEVEL in to ENTRANCE HALL with staircase rising to:

First Floor - And the SITTING ROOM which is a spacious double aspect room featuring fireplace with beam above, fitted log burner, fitted bookcase to left hand side with cupboards below, engineered oak flooring throughout. There is a feature exposed stone wall and Chinese slate flooring throughout. The room is divided in to three designated areas. First the dining space, with ample room for table and chairs, there is a central island which doubles up as a breakfast bar and incorporates a Rangemaster stove with double electric oven and ceramic induction hob above.
