Description

Historical Note
The Lymphoy Estate dates back to the 16th century and the land which Lymphoy House was built on once belonged to Trinity College Edinburgh. Lymphoy Mansion House was created, circa 1835, from Easter Lymphoy farmhouse by the addition of a Georgian drawing room, reception hall and sitting room, in the style of William Burn, a noted Scottish architect. The dining room and family rooms are late Victorian additions.

In the grounds lie the ruins of Lennox Tower, a 15th century tower given to the fourth Earl of Lennox by James IV. The fourth Earl's son was Henry Darnley. There are several items of 17th century Italianate garden furniture within the grounds.

Description
Lymphoy House is a magnificent B-listed detached house set in wonderful gardens and grounds of approximately 10 acres. The substantial and flexible accommodation is arranged over two floors with a layout that is well suited for family living and includes a useful self contained flat on the ground floor. The house is entered through double timber doors to a vestibule, which opens to a broad reception hall with a cupola, ornate fireplace, wood burning stove, and an impressive timber stair leading to the upper accommodation. The main reception rooms are located off the central hall, including the wonderful dual aspect drawing room with a barrel ceiling, central open fireplace and attractive views over the gardens. There is a sitting room to the front with an open fire, which adjoins a well appointed dining room with open views over the garden. A door opens from the dining room to a morning room with steps down to a well equipped kitchen with a range of units and integrated appliances, and an AGA.

There is further accommodation to the rear, which can be self contained to form a one bedroom flat. The main bedroom accommodation is located on the upper floor and includes a master bedroom with a dressing room and modern en suite bathroom. There are four further bedrooms, which are served by a family bathroom with a roll top bath.

Outside
The house is approached by a private drive, which leads to a gravel turning circle where stone steps lead up to the house. A real feature of the property are the wonderful gardens and grounds with sweeping lawns, established woodland and a variety of mature plants and shrubs. There is a vegetable garden to the north of the house and an all weather tennis court, beyond which are stables and access to a large paddock. Within the paddock are a number of solar panels which generate an annual income of approximately £3000. Other features within the grounds include a wooded glen, which leads down to the Water of Leith and the remains of Lennox Tower. There are useful outbuildings and a triple garage to the west of the house.

Wayleaves and Rights of Way
Lymphoy House has a right of access over the main drive, which is owned by the Dalmeny Estate, and runs between Kirkgate and Malleny House. The drive to the rear of Lymphoy House is privately owned, although the owners of the neighbouring houses have a right of access over the drive.

Services
The property is served by mains gas and drainage. There is a private water supply with a joint maintained treatment plant.

Fixtures and Fittings
Fitted carpets, integrated appliances, white goods, blinds and certain light fittings are included in the sale.
