“You can use the space as you wish, to suit your own requirements,” says Paul. “The number of Ground Floor reception rooms enables you to have lots of options.”
The bedrooms are all double in size. There is a boot room for the dog and room for Paul to have his own space: “I work from home or abroad and was able to have a superb, double aspect study here.”

INSIDE OR OUT
The family room opens on to outside decking, which is fantastic all year round. “There is lots of outside space out there – our three-year-old turns the deck into a mini race track, which shows how much room there is,” says Paul. "We have a large garden to the front and rear and the property has also front and rear aspects which look out over lovely green fields, often populated with grazing livestock. This gives us a sense of space outdoors to compliment the space we enjoy indoors." The family room is where the family spend much of their time. It leads through into the kitchen, and beyond that is the drawing room and then the study.
“There is a television point in there, which is useful, and if it is a nice day we can move easily between the house and garden,” he points out.

STYLISH HOME
The whole house has a light, airy feel. It is largely painted in neutral shades but has Laura Ashley wallpapers in the dining room and kitchen. “We have decorated throughout and had new carpets laid and curtains and blinds fitted.”
The kitchen is an excellent family space and the ground floor bedroom, which is next to a shower room, is perfect for grandparents at Christmas, giving them privacy.

ROOM FOR ALL
The Anvil has been an exceptional family home, as well as a great place to entertain. With doors from the family room and the drawing room opening on to the deck, everyone can spill outside easily when there are lots of guests.
“It does work well because we have so many reception rooms, including the large drawing room, and so much space outside. My eldest daughter held her 21st here last year and lots of her university mates stayed over. There was plenty of room for everyone,” he says.
“The drawing room is so large that for our youngest child’s third birthday party a company was able to come in and transform it into a soft play zone. I really don’t think there are that many houses where you can pull this off!”

PERFECT POSITION
But it was more than the space and versatility that drew Paul and Emma to The Anvil – it was also its position.
“This is a perfect place to be,” he observes. “There are two primary schools and one Secondary School in Castle Donington, all OFSTED inspected as 'Good'. All of these are within walking distance to the property. There is easy access to the M1, A42, East Midlands Parkway Station, as well as Derby, Leicester, Loughborough and Nottingham. There is a 24-hour bus service to East Midlands Airport from our road and this also goes into Nottingham, Leicester, Loughborough and Derby, which is great for the older children.” The property has easy access to the A50.
There are opportunities for cycling and walking in the area and lots of events in Castle Donington for those who choose to join in.
Paul adds: “We have loved being somewhere with such convenience but also having a home where you can wake up to the sight of the cows out in the field in the morning.”
