The Story

HIDDEN GEM
Gamston Village was once two or three farms, explains the agent marketing the property. Today the original buildings form part of the area, which still has something of a hamlet-like feel about it.
“This is one of the newer homes that now sit alongside the converted and refurbished farm buildings,” he says. “This house is tucked away on a cul-de-sac and was built by a local builder to a very high standard as he lived there himself.”
Indeed, the peaceful position of the property was one of the many attractions for the current owner: “When we first saw Grange Farm we felt we had discovered a ‘best kept secret’ – a cluster of individual houses and converted barns in the heart of the old village area of Gamston,” she says.

EXTRA SPACE
The spacious house could have up to seven bedrooms and has living space that includes a drawing room, dining room, family room and two conservatories, as well as the kitchen breakfast room.
“We had plenty of room here but wanted to use the garden differently, so we added two conservatories, one larger one to give us more living space in the kitchen,” says the owner. “We also added a timber clad garden room, which we have used as a gym and music room but could make a great home office too.”

IMMENSE FLEXIBILITY
The original triple garage was converted into study and playroom, and is now used as an additional drawing room or family room. This then left a double garage, the kitchen was extended and a new utility room and pantry were created.
Rooms have offered great flexibility, adapting to the owners’ requirements at different times.
“We have found this to be a versatile home as the family has grown; we have been able to change how we use the rooms, making a dressing room for our daughter, for example, and putting in a Neville Johnson library wall downstairs.”
Currently two of the bedrooms on the first floor are fully fitted out dressing rooms but these could be changed back very easily. The two attic bedrooms could be ideal for a teenager or could make excellent work spaces.
“A teenager could have a bedroom and a sitting room or study up here,” the agent points out.

VILLAGE LIFE
The family have enjoyed living in Gamston Village as much as they have gained pleasure from the house itself.
“One of the things we love is the ‘best of both worlds’ aspect of the location,” she admits. “We are on the doorstep of West Bridgford, with its shops and cafés, and only five minutes’ walk from the fields and canal paths of Bassingfield.”
Schools in the area, including the sought-after Rushcliffe Academy, are very good and it is easy to reach supermarkets and main roads.
“The heart of Gamston Village centres around the village hall, which has just been rebuilt in an attractive timber-clad, slate roof style in keeping with the surrounding properties,” she adds. “We have had many fun occasions there over the years, from bonfire parties to summer fetes, in traditional village style.”

PLACE TO RELAX
It takes just 10 minutes to drive into the city yet the tranquillity of the setting makes it seem worlds away. On warm days, therefore, it has been wonderful to relax outside.
“The tucked away location makes the garden a lovely space for al fresco eating around the fire pit,” she says.
And she adds: “All in all it has been a very happy house, with everything we have needed as our family has grown up. This is the kind of house you can enjoy in so many different ways to suit your lifestyle, whatever stage you are at.”

Setting The Scene

The house at Grange Farm is set back, offering lots of off-road parking on its driveway. There is also a double garage.
The property has gardens to the side and rear. To the rear is a sunny terrace with water feature. There is a lawn to the side with raised flower and shrub beds. A garden room, which could be ideal as a home office, is located to the rear
“The landscaped planting here is easy to manage while also ensuring there is enough space to enjoy just enough gardening,” says the current owner. “We have enjoyed seeing the garden mature and flourish over our time here.”
