Full description

Tenure: Freehold

Closing date set for 12 noon on Wednesday 9th November 2016.

Planning approval (Ref: APP/2016/1162) was granted on 8th July 2016 for a new detached house on the site of the former dwelling, which was probably abandoned in the 19th century.

The proposed new house, specifically designed for the site, is a 1½ storey, bespoke Finnish log house manufactured by Honka (www.honka.com) using the latest fusion log technology, with high levels of insulation and triple glazing.

It is proposed to access the site from the main Comers to Midmar road, from the northwest corner of the site, with access to the house and garage to the east. The main aspect will be south and west to maximise the solar gain.

The approved contemporary design creates a highly sustainable, healthy living environment, incorporating a galleried open plan living area with extensive glazing on the south-west elevation.

The proposed sustainable design is complemented by a wood-burning stove and a biomass wood pellet boiler located in the plant room of the double garage.

The curtilage (boundary) of the site approved by the planning authority is marked in red on the site plan which is on page 5 of the brochure. The area which is included in this sale is larger (i.e. the square area hatched in blue on the plan). This is 2.63 acres in total.

Should you wish to purchase land in addition to the 2.63 acres this would also be possible by separate negotiation with the seller.

Services
Water to be private via existing Estate supply available on site.
Drainage: A high performance package sewage treatment plant to be installed (septic tank with partial soak away).
Electricity to be made available on site.

Echt 5 miles, Westhill 12 miles, Aberdeen 18 miles

The property is located in the picturesque Comers area near Midmar, benefits from minor public road frontage and is within easy commuting distance of Aberdeen, which is only 18 miles to the east. The soon to be completed AWPR is circa 13 miles, which will significantly improve journeys around Aberdeen and to the south.

Midmar has an excellent primary school. Alford, Banchory and Inverurie all have a good range of shops, secondary schools and a range of sporting activities for both adults and children; although Westhill is perhaps more convenient for shopping with Tesco, M&S and Costco.

Comers is a desirable rural area with rolling countryside and a mixture of farmland, woods and rough grazing. There is an active community around Comers, so one can enjoy the best of a peaceful rural situation and an established community with a mixture of old and new houses.

For field sports the surrounding countryside could not offer a richer choice. There is salmon and trout fishing on the nearby Rivers Dee and Don. There is deer stalking in the locality. There is also skiing 44 miles away at The Lecht and a choice of many golf courses in the area.

Aberdeen provides all the ancillary leisure, recreational, shopping, entertainment and cultural facilities expected of a city. Its status as the oil capital provides an airport to the north of the city which has an extensive range of domestic and international flights. Aberdeen benefits from direct flights to London and Amsterdam for further international travel. There are also regular inter-city services from the city's railway station.

Aberdeen provides considerable choice of educational facilities with a number of private schools including Robert Gordon, St. Margaret's and Albyn. The city also boasts two universities and several colleges for further education.
