The Story

LIGHT AND AIRY
The first extension saw the property enlarged right across its whole width, she explains.
“We now have seven bi-folding doors that can be pulled right back on to the garden. It has really made an incredible difference to the house as a whole, making everywhere so much brighter,” she says. “The extension has given us much more kitchen space and a larger dining area.” Other additions to the house have seen double glazing fitted to the front of the property and regular redecoration every three years to ensure it remains fresh and well-presented throughout. “The décor is quite traditional in style but it does also have a light and airy feel,” she adds.

HOME FROM HOME
The owner’s son had been living in the main house and then decided to create his own self-contained space within the grounds. “My son has built an annexe at the end of the garden – the idea was that he would be able to have his own space where he wouldn’t disturb us,” she explains. “It has a bedroom and a sitting room area and there is an area for a shower room if someone else wants use it for the same purpose. This could be ideal for grandparents or older children perhaps who want some independence but could come into the house to use the kitchen.”

FLEXIBLE HOME
This separate outbuilding could also be a great leisure or work space, depending on the requirements of new owners. There is, however, plenty of additional, very flexible space within the main house. As well as the kitchen, and the drawing and dining room, there are three bedrooms. One of these could be used as a study, snug or playroom if required.
“It is a very comfortable and easy house to live in,” she says. “I like my kitchen and I also love spending time in the open-plan drawing and dining room. This is also lovely and light and has lots of room for friends and family when they visit.”

AMONG THE LEAVES

When the weather is fine, however, the owners and their guests can usually be found outside.
“We have a fabulous area of decking at the back, which is about 4ft high and has a tree leaning over it. It is stunning – you really feel as if you are up in the tree among the leaves,” she says. “In the summer, as we are Greek, we love to have lots of barbecues out there. There is plenty of space on the decking for lots of people.” In fine weather there are also a number of green open spaces that residents of Rivington Avenue can enjoy. These include nearby Roding Valley Park, which has the River Roding flowing through and provides an ideal setting for a number of recreational activities as well as walking and cycling. Along the river, there are ducks, herons, dragonflies, butterflies, and many different species of flowers. There are also a number of small areas of woodland, which visitors can explore.

AMAZING HOME
The house is also well-positioned for shops, schools and transport links. South Woodford Central Station and a wide range of shops, cafés and restaurants are accessible on foot or by public transport. And it is just a short drive to the A12 and A406, and then on to the M11 and M25. “It is very easy to live here and work in central London,” she says. “A lot of people commute from this area.” The current owners are now relocating and will miss the home they have lavished so much attention on: “I will miss sitting out on the decking with the tree above and having the bi-folding doors open right across the back of the house. This has been an amazing feature of the home and is something I will certainly recreate wherever we move to.”

DIRECTIONS:

From Charlie Browns roundabout head towards Gantshill turning left at the Shell petrol station into Northview Drive. At the end of which take the chicane right into Rivington Avenue. The property will be at the end of the road on your left.
