The Story

A LARGER HOME
Walters Cottages date back to around the 1940s, the owner believes. The row is thought to have been built as estate workers’ cottages but over the years this particular home has been enlarged and enhanced.
“We put an extension on four to five years ago, which basically doubled the size of the place,” he explains. “It went from a three-bedroom house, with a bathroom downstairs, to a four-bedroom home, with a bathroom upstairs and a shower room downstairs. We also gained living space downstairs and enlarged the kitchen.”
The whole house was refurbished and redecorated at the same time.
“It is lovely and bright, and the layout of the house flows very well,” he adds.

SPACIOUS ROOMS
Today the ground floor of the property features a square entrance hall, which gives into the utility room and the shower room and cloakroom. There is also a very large drawing room, which has French windows opening on to the garden.
At the front of the house is a very spacious dining room, which could also be used as a second sitting room, snug, playroom or office. This opens into the kitchen breakfast room, where there is room for a small table and which has a back door on to the garden.
“It all works very well now, with lots of space for family and visitors,” he says.

FAVOURITE PLACES
Upstairs, two of the bedrooms are particularly large. The family bathroom has a bath.
“All the bedrooms are very nice,” he points out. “Two of them have been decorated with granddaughters in mind.”
Although the whole house is appealing, the owner has his own favourite places to spend time.
“I like the drawing room really – it is fantastic all year round. In the winter, you can light the wood-burning stove and it becomes cosy and warm. In the summer, you can open the doors and see straight out on to the garden – and you can sit there watching the sunset.”

OUTSIDE ENTERTAINING
During the warmer months, time is also often spent outside in the garden, which has been maintained beautifully.
“It has always been mainly laid to lawn but when the children grew up we created more flower beds out there,” he says. “There is a nice terrace, which goes right across the back of the house and round to the side: this is great for eating outside or entertaining. There is room for quite a number of people.”

DAYS OUT
The property at Walters Cottages suits those who enjoy outdoor living, he says.
When the weather is fine it is nice to spend time at nearby Bewl Water or to visit Bedgebury Forest. Bewl Water is a designated Nature Reserve, where people can walk and cycle but which is also protected to give wildlife the chance to thrive. Bedgebury Park is known for its national pinetum – the largest collection of coniferous trees in the world. It also offers breath-taking views and its wooded area has a superb collection of outdoor family activities.
“There are lots of places to walk dogs or just to enjoy the countryside,” he says. “If you want to head down to the coast at Eastbourne or Hastings it only takes about half an hour and there are some great country pubs in this area.”
The current owner will miss the convenience of the location, as well as the comfort of the house itself when he moves on.
“This property is in a great position, with good neighbours and has been a wonderful place to live,” he adds.

Setting The Scene

To the front of the house at Walters Cottages there is parking for several vehicles, making it easy to entertain guests. Here there is also access to the side and rear of the house.

Wadhurst is a small market town set in the High Weald, in an Area of Outstanding Natural Beauty. Newer arrivals include a delicatessen, beauty shops and an art gallery. Local clubs and societies abound, and there's good food to be found in the many traditional and gastro pubs in and around Wadhurst. London Charing Cross and Cannon Street are just over an hour from its mainline station. Wadhurst has two state-maintained schools, a Church of England primary school (with a nursery) and Uplands, a community secondary school and sixth form with technology college status. The latter also has an affiliated youth and community centre and sports centre. In addition, there are independent Catholic preparatory schools in Wadhurst and nearby Mayfield, and grammar schools in Royal Tunbridge Wells and Tonbridge.
The centre of Wadhurst is 6 miles south of Tunbridge Wells with its wide selection of shopping, theatres and other leisure facilities. Bewl Water, the largest area of inland water in the South East of England, is a mile away. This picturesque reservoir is an outstanding venue for outdoor education and activity courses, as well as sailing, fishing and water sports. Its 12-mile circumference is popular with walkers, runners, horse riders and cyclists. There are also a number of golf clubs and country parks within easy reach and an abundance of National Trust properties including Scotney Castle, Batemans, Sissinghurst and Bodium Castle. The south coast is under an hour away.

The mainline station in Wadhurst itself provides a regular commuter service to London Charing Cross/Cannon Street in just over the hour. The A21 gives access to the national motorway network (M25), which in turn gives access to Gatwick and Heathrow airports, whilst the ferry port to the continent at Dover is 53 miles away.
