Outline planning permission was granted on the 3rd June 2016 for residential development with all matters reserved for future approval. This consent was subject to a Section 106 Agreement whereby 35% of the dwellings will be transferred to a Registered Provider as part of an Affordable Housing Scheme.
An indicative scheme layout was provided at the planning stage and this showed potential for 24 units.
LOCATION The market town of Glastonbury offers a wide variety of amenities to cater for shopping in the High Street and two local supermarkets. There is schooling to cater for infants through to secondary education with higher education available at the nearby Strode College in Street. PLANNING An application, with all matters reserved, was submitted in July 2013, application number 2013/1444. The outline application provided indicative plans for approximately 24 dwellings. This application was subsequently subject to a planning committee meeting held on the 11th December 2013, whereby consent was granted, subject to finalisation of a Section 106 agreement.
The Section 106 Agreement was completed on the 31st May 2016 with the Outline Planning Consent granted shortly after.
Within the Section 106 Agreement, there are a number of stipulations relating to the site. These are as follows;
35% of the dwellings to be subject to an Affordable Housing Scheme.
80% of the Affordable Housing Scheme shall be provided as Social Rented Dwellings with the remaining 20% as Shared Ownership.
Unless otherwise agreed with the council, 45% of the Affordable Housing Units (AHUs) shall be 1-beds, 35% 2-beds, 15% 3-beds and 5% 4-beds.
Public Open Space Contribution of £1,297.69 per dwelling, both open market and AHUs.
PROPOSED ACCOMMODATION Whilst the drawings are only indicative at this stage, it was envisaged the final development would comprise;
11 - Semi-detached/terraced 3-bed houses.
7 - Detached 4-bed houses.
2 - Detached 3-bed bungalows.
4 - Semi-detached 2/3-bed house.
