Harrietfield benefits from a mainly south facing aspect and an average rainfall of 27 inches. With an excellent working depth, the soil is described as a medium loam, derived from the Whitsome soil association characterised by Brown Forest soils, and is capable of growing excellent yields of the cereal
crops. The present farming system is based on a rotation involving winter wheat, winter oats, spring barley and oil seed rape. Potatoes have not formed part of the recent rotation but have been grown in the past.
Harrietfield is contained within a continuous block and is intersected by minor public roads, which together with the network of hard internal tracks enable easy access across the holding. The fields are well laid out and of a generous size, easily accommodating modern machinery.
The farm has been managed as part of a larger in-hand farming business with a majority of the field operations undertaken by a local contractor. It is equipped with a useful range of farm buildings including grain drying facilities and storage for 1,950 tonnes. A planning application has been submitted for the
erection of a new farmhouse in Field 125 to the west of the steading.
The current owners enjoy a driven shoot over the farm as part of the larger estate shoot but Harrietfield offers the scale, covers and topography to establish its own smaller stand alone shoot.
The farm is offered for sale as a whole or in up to three lots which can be summarised as follows:
Lot 1 - Harrietfield Farm (486 acres) - Offers over £3.25 million
Lot 2 - Land at Newtonlees (297 acres) - Offers over £2 million
Lot 3 - Land West of Skinlaws Toll (128 acres) - Offers over £900,000
TOTAL - Offers over £6,150,000
Acreage: 910.52 Acres
