Full description

A most useful gently sloping pasture with mains water and stream boundary in private rural location. Concrete yard & holding area, small galvanised shed, mains water trough, stream boundary, road access, peaceful rural area, no public rights of way. 3.66 Acres (or thereabouts).

Situation - The land is situated in a private rural location on the south western edge of the parish of Warbstow. The land is accessed less than 3 miles from the A395 road which links the A39, Atlantic Highway, to the A30. The former market town of Camelford lies astride the A39 some 7 miles from the land and the former market town of Launceston is some 12 miles distance. At Launceston there is access to the A30 which links the cathedral cities of Truro and Exeter. At Exeter there access to the M5 motorway network and main line railway station serving London Paddington. Less than 5 miles to the south of the land is access to Bodmin Moor which provides some of the finest riding out in the West Country.

Description - The land comprises a pair of enclosures amounting to some 3.66 acres (or thereabouts). The land is gently sloping, well drained and has well defined hedge and fence boundaries. It has a high hedgerow adjoining the road, providing a high degree of privacy and seclusion with a gateway containing a galvanised iron gate for security. In addition, there is a small concrete holding area and galvanised iron SHED/FIELD SHELTER. The land is ideal for horses or a few herd of young stock.

Plans And Boundary Fence - The plan which is not to be relied on is attached to the sales particulars. The purchasers must satisfy themselves from inspection or otherwise as to its accuracy. On the whole, the perimeter boundary appears to be stock proofed.

Services - We understand from the vendor that there is a mains water trough situated in the field. In addition, there is a stream boundary on the southwestern boundary line. Please note the agents has not inspected or tested these services. The property is sold subject to all local authority charges.

Viewings - Strictly by prior appointment with the vendor's appointed agents, Stags. Registered parties will be invited to inspect the land with particulars to hand and ensuring all gates are closed and dogs kept on leads at all times.

Directions - From Launceston take the A30 west towards Bodmin and exit at the Kennards House junction, onto the A395 signposted to North Cornwall and Wadebridge. Continue on this road for approximately 8 miles taking the right hand turn signposted to Treneglos and Egloskerry. Continue on this road for approximately 2 miles and at the T-junction in the small hamlet of Threehammers, turn left signposted to Splatt and Canworthy Water. Continue through the village of Splatt heading north towards Canworthy Water. After approximately 0.8 of a mile, take the sharp left hand switch-back bend, which is unsignposted, and continue on this picturesque country lane for approximately 450m where the gateway to the land will be found on the right hand side, identified by the for sale board.
