Full description

A beautiful grade II listed farmhouse with breathtaking views, paddock and field. Over 3500 sq ft. 3 Reception rooms. 6 Bedrooms. Study. Lovely gardens and grounds. Barn with potential. Paddock and pond. 8.4 acres.

Situation - Farleigh is situated on the outskirts of Cadeleigh, a small village with a parish church, pub and village hall, standing above the Exe Valley, close to the picturesque landmark bridge and weir on the River Exe at Bickleigh.
Tiverton is just under 6 miles distant, offering a good range of amenities including schools, supermarkets and shops catering for everyday needs, a modern hospital and sports centre. Blundell's independent school at Tiverton offers discounts to local pupils.
This part of Devon is very accessible. At Tiverton there is a dual carriageway link (A361) to the M5 Motorway at Junction 27, alongside which lies Tiverton Parkway Railway Station with fast trains to London Paddington.
The Cathedral City of Exeter is approximately 12 miles distant and has all the amenities associated with a major regional centre, including excellent schools and an airport with national and international flights.

Description - Farleigh is just under a mile from the centre of the village and is approached over a private shared drive.
Despite having nearby neighbours the property benefits from a high degree of privacy, its attractive grounds and wonderful setting giving stunning views towards Cadbury Castle.
The property is Grade II listed and is south-facing. It has rendered and colour-washed elevations with many timber casement windows throughout, including large sash windows to the front elevation, providing superb natural light.

Accommodation - The house is full of period features including fine timberwork and some plasterwork. There is good useful space and the warm feel of a family house.
The front entrance to the property, via the garden path, is through an attractive glazed porch, while the rear entrance is through a courtyard and porch at the opposite end of the hall. The main hall has a stripped timber floor and there are two stairways to the first floor.
At the heart of the home is the great farmhouse kitchen centred on a red four-oven Aga set back into a former fireplace; there is plenty of space for a large dining table. There is an extensive range of wall and base units with granite work surface and inset double ceramic sink along with double fitted display units and shelving.
There are three lovely reception rooms with the drawing and sitting rooms both having period fireplaces and wood burners, and the excellent views through the sash windows which have their original shutters. They both also have useful original storage with double built-in cupboards in the drawing room and built-in cupboards and glazed bookshelves in the sitting room. The music room and study are divided by the exposed timbers of the former partition. These are very flexible spaces, ideal for a dining room if required.
On the first floor there is a landing with stripped floorboards, airing cupboard and stairs to second floor. There are four double rooms and a dressing room which connects with a bedroom and the landing. The dressing room would be a perfect nursery. Both the bedrooms and dressing room on the front elevation have wonderful far reaching views, while the remaining other bedrooms delightful views are over the garden. There are two bathrooms, one with white suite comprising clawfoot bath, wash hand basin, WC and exposed floorboards and the other comprising panelled bath, large shower cubicle, pedestal wash hand basin, WC and exposed floorboards.

On the second floor there are two double bedrooms with vaulted ceilings, exposed beams, walk-in cupboards and storage into the eaves. There is also a box room.

Gardens And Grounds - The private drive leads to a gravelled turning and parking area with parking for several cars.
There are pretty gardens surrounding the property. To the front and side of the house are lawns bordered by beech hedging and walls which includes shrub and flower borders along with specimen plants and trees. To the other side of the house is a partially walled garden with an expanse of lawn and beyond is the orchard paddock with apple, pear and plum trees.
Above is the grass tennis court, actively used, but also adaptable for other outdoor games and ideal for garden parties.

Outbuildings - To the rear of the house is a very useful period barn (overall 51 x 19). It is divided into two parts, one part having a first floor, as the other part would also once have had. Being close to the house the barn provides superb storage and is also used for garaging. The building has potential for further uses (STPC). Above is a further outbuilding, formerly a stable, and a small enclosure currently used to house goats.

The Land - To the front of the house is a level and gently sloping paddock with a small copse and pond.
To the side of the house is a 5.5 acre field with separate access onto the drive.

Viewing - Strictly by prior appointment through the agents, Stags, on 01884 235705.

Directions - From Exeter or Tiverton take the A396 to Bickleigh. At Bickleigh just on the Tiverton side of the bridge over the River Exe take the A3072 towards Crediton. Continue for a short distance, over another bridge, and turn right signed to Cadeleigh. Follow the road up the hill for just over a mile to the village of Cadeleigh. Go past the pub and out of the village and in about a quarter of a mile turn left into a private lane. Proceed down the lane for about a third of a mile and when you reach a building on your left-hand side turn into the gravelled parking area on the left.

Services - Mains electricity. Private water. Mains water available if required. Private drainage. Oil-fired central heating.
