Full description

A generously proportioned, one bedroom first floor apartment located in one of the friendliest, tight-knit neighbourhoods in Walthamstow. Walthamstow Central Station, Lloyd Park and Walthamstow Village are all within easy walking distance.

You'll be living in the heart of Walthamstow, with so much of what makes the place so special right on your doorstep. Lloyd Park, with its landscaped gardens, wide open green spaces, cafes and courts, is just a couple of minute's walk to the North.

Just a half mile to the South is Walthamstow Central Station - from here you can get directly to either Oxford Circus or Liverpool Street in just 20 minutes. Here's also where you'll find the new Empire Cinema and a wide range of restaurants.

Walk a little further through quiet residential back streets and you get to Walthamstow Village - an oasis of quiet streets, peaceful greenery and some of the best bars, restaurants and gastropubs Walthamstow has to offer.

Inside you have over 420 square feet of living space, with the lounge alone coming in at 150. Decor is functional, with plenty of scope for a new owner to put their stamp on things.

- As well as the beautiful greenery, Lloyd Park hosts many sports clubs, activities and regular events like Grillstock and the Walthamstow Garden Party.

†- For your new local may we suggest The Bell? It's one of Walthamstow's finest gastropubs and is less than a quarter mile away.

†- For fitness fans, the Walthamstow Community Pool and YMCA gym are just a short walk round the corner.

Reception Room - 4.4m x 3.2m (14'5" x 10'5") -

Bathroom - 2.4m x 2.1m (7'10" x 6'10" ) -

Kitchen - 2.5m x 1.9m (8'2" x 6'2") -

Bedroom - 3.2m x 3.0m (10'5" x 9'10") -

I have spent 27 happy years in this flat. There has been the odd occasion (usually on a hot, sunny day) when I have thought about moving so that I can have a garden. However, a wander down to the bottom of the road and around Lloyd Park soon satisfied that urge for the sun on my face and left me content to stay where I was. It is so convenient for getting into the heart of the city, with a 10 minute walk to the station, or out to the countryside at Hollow Ponds or various parts of Epping Forest.
Over the years there have been changes of faces as neighbours came and went but what didn't change was the feeling of community in Ruby Road. People smile and chat. An online group has developed so that residents can get together to share special events such as the street parties that have taken place to celebrate Royal events and the project where neighbours got together to plant flowers around the bases of the trees to brighten up the street. There is a pride about living in Ruby Road. Although it is time to move on, I will miss it tremendously
