The Property
Upon entering the property one is welcomed into an entrance porch via a made to measure oak door which then has a door leading into the sitting room. The sitting room has solid engineered wood flooring and under-floor heating. A Jotul wood burner sits in an ancient inglenook fireplace with a walk in store cupboard next to it providing shelving. The sitting room gives access to both the kitchen and the dining room. The kitchen features a range of Allmilmo base and eye level units with solid oak doors and has been recently updated with Corian worktops. There is an inset induction hob with extractor hood, a built in Bosch oven, built in Neff dishwasher and a built in Whirlpool fridge/freezer. The larder is a separate room in the corner of the kitchen and is fully furnished with fixed shelving. The dining room is reached by a short hallway from the sitting room and has ample space for a large dining table and chairs. A door opens from this room into a small hallway which leads to rooms at the rear of the property. The conservatory is accessed from this room and there are also stairs that lead to the first floor accommodation. The bathroom is generous in size with a white suite comprising bath, WC, large shower, bidet and wash basin. There is a radiator with towel rail, wall cabinet and illuminated wall mirror. The utility room benefits a tiled floor, stainless steel sink, has cupboard space and space for a tumble dryer. This room also houses the boiler. To the rear of the property is a further reception room which is currently used as a sewing room. This room is provided with ample light and has views over the garden.

The first floor comprises a spacious landing/further sitting room. This room has recently been refurbished with traditional style solid oak doors and frames and a number of oak beams within the walls are a nice feature. The master bedroom comprises a floor to ceiling wardrobe and a cupboard fitted out with shelves. A window gives stunning views of the countryside. There are three further bedrooms which are all double in size and a single bedroom which is accessed from the third bedroom and is currently used as an office/study.

The property stands in mature gardens of approx. 0.42 acres with several separate areas of lawn ideal for sitting and enjoying the views of the countryside. It is fully enclosed by fencing and hedges and a dividing fence keeps animals secure from vehicles. There are three outbuildings, one being the double garage which provides space for two cars and has a variety of power points and lighting. The workshop was originally built as a farm estate carpenters workshop and has a work bench with a carpenters vice. The summer house was built as an extension to the original building and features a loft. There is potential for all three of these buildings to be converted into an annexe for holiday lettings or perhaps as a granny annexe. There is an outside toilet which has a WC and hand basin and there is a power supply that provides lighting and heating to the toilet. The wood store is located next to the outside toilet.

Burgh St Peter is approximately six miles from the market town of Beccles, with its excellent range of shopping facilities and railway station which provides a link to Lowestoft and the Ipswich London line. Burgh St Peter staithe is only a short walk away where you have access to all manner of water activities. There are also plenty of walks available in the area with the marshes providing a large range of wildlife and a wealth of birdlife. The Waveney Centre is also a short walk giving you access to a village shop, public house and river walks.
