Full description

St Vincent is a substantial, detached family home with versatile accommodation on the ground floor. The welcoming hall with tiled floor offers a lovely space to greet guests. There are two versatile rooms either side of the hall, one currently being used as a bedroom and the other as an office.

Moving through into the dining room, the wood burning stove to the left with exposed wood beam, is a real feature of the room, and not the only one in the property! Leading off to the right is the living room with inglenook fireplace, exposed wooden beam and window seat overlooking one of the gardens, giving this room a lovely cosy feel, yet very light.

The kitchen with island and exposed wooden beams feels like the hub of the home. The free standing dressers and Rangemaster cooker, along with the tiled floors and larder cupboard, gives the sense of a farmhouse kitchen. The utility room and the snug are connected to the kitchen and are very useful rooms. A door from the kitchen leads out onto the garden.

On the first floor, there is a light and spacious landing with access to the loft. There are three bedrooms, the master with ensuite and a family bathroom.

To the rear of the house, a shared drive leads up to the single garage / workshop with automatic up and over door, under eaves storage and a window / side door to the rear. There is parking for a number of vehicles in front of the gate, that in turn gives access to the paddock. Directly to the rear of the property is a hard landscaped area interspersed by various specimen palms and ferns and provides an ideal sitting out space. There is also a covered wood store.

The principal gardens are to the front and are currently divided into two but could be opened up as one. In front of the main house, the garden has been landscaped, similar to the garden at the rear, with a central olive tree in a raised bed and established grape vines.

A pedestrian gate gives access to the main garden, bordered by various shrubs and trees including apple. There is a very good degree of privacy and delightful views over the surrounding countryside. This is a large, beautiful area of garden which is really rare bearing in mind how central the property is to the village.

To the side of the property is the delightful orchard which has established fruit trees and paddock which has lovely far reaching view.

Tedburn St Mary has excellent access to the A30 dual carriageway linking to the M5 motorway in the east and Cornwall in the west. The village lies a few miles outside the northern boundary of the Dartmoor National Park which has many thousands of beautiful unspoilt moorland acres in which to enjoy a range of outdoor pursuits including walking, riding, cycling and fishing.

From Exeter proceed on the A30 westwards towards Okehampton. After approximately 6 miles take the first exit at Fingle Glen turning right towards Tedburn St Mary. Proceed to the roundabout and turn left signposted Tedburn St Mary. Proceed into the village whereupon the property can be found on the right just before the mini roundabout. To access the parking area, turn right at the mini roundabout whereupon the driveway can be found on the right after approximately 50 yards.
