This is an Outline Consent subject to Application for Approval of Reserved Matters within three years of the date of Consent.

Situation - The development site lies in the small Hamlet of Orcop Hill, being a traditional rural area with a mixed development of older style cottages interspersed with some modern living. Orcop Hill is situated approximately 7 miles due south of the City of Hereford and some 9 miles north of the Market Town of Monmouth with Ross on Wye and its M50 motorway links also approximately 9 miles to the east. Planning Permission - Planning Permission was granted on 16th August 2016 for the construction of three dwellings, one being a replacement dwelling and two new dwellings under Application No. 161771.

Services - Mains water connection to the former property is available on the roadside near the entrance driveway. Mains electricity was to a pole on site. Drainage was to a septic tank within the curtilage of the property, however, purchasers should not rely upon the capacity and condition following the demolition of the property. We would anticipate that a new combined package drainage system should be installed on an individual system to each property.
