Full description

Tenure: Freehold

South facing Georgian country house with an extensive range of outbuildings. About 10.75 acres

Lime Tree house is set at the end of a tree lined drive, surrounded by unspoilt countryside to the east of the village of Stradbroke. The village has a thriving community with a church, chapel and community centre and both primary and high school. It is serviced by several shops with among others a post office, baker, butcher, small supermarket as well as a library, three public houses and a modern leisure centre. A wider range of educational, recreational and shopping facilities are available in Framingham, Eye and Diss - the latter of which has a mainline railway station direct to London's Liverpool Street station via Ipswich with journey times taking 90 and 65 minutes respectively.

Lime Tree House is a well proportioned Georgian country house situated just outside the village of Stradbroke. Dating back to around 1720/1740 it is constructed from a timber frame with rendered and colour washed elevations under a pitched tiled roof, with an extension to the north. The accommodation is well laid out over three floors with spacious reception rooms and much period character including some exposed beams and open fireplaces. The house is surrounded by well maintained gardens, ponds and grounds which include a swimming pool, hard tennis court, and a wooded copse. To the north of the house is a large range of red brick outbuildings including loose box, garden stores, cart shed and storage barn as well as a particularly fine timber frame large entertaining barn. There is also a self contained detached annexe with two double bedrooms both with en suite facilities and a vaulted open plan kitchen/living room.

Lime Tree House is approached through a pair of double wrought iron electric gates opening into a straight gravelled drive with a double avenue of lime and white beam trees flanked by wide sweeping hedged lawns, interspersed with numerous mature specimen trees including willow, cherry and horse chestnut. The drive widens to a further gravelled parking sweep with wide stone steps on the western side of the house leading up to the front door.

Immediately to the south side of the house is a raised terrace opening out onto sweeping lawns interspersed by shrubbery and specimen trees including silver birch and willow. To the east of the house is the swimming pool terrace partly enclosed by red brick walling with the Swimming Pool (34'0" x 17'0") with steps in one corner, a paved surround, with a pergola covered by clematis with barbeque area and Summerhouse 3.53m x 2.17m (11'6" x 7'12") constructed of brick under a pitched pan tiled roof with French windows and housing the pool filtration system. To the rear and north of the house lie hedged and enclosed formal gardens with lawns, herbaceous borders and lavender hedge, to one side of which is a kitchen garden with vegetable beds, fruit cage and a brick and pan tiled potting shed and an oil tank, beyond which is a dog kennel and run. To the west of the house is a hard tennis court enclosed on two sides by mature hedges. To the north west lies a plantation of a variety of hard wood trees divided by wide main walk ways, surrounded by mature hedges with a small pond on the northern boundary.

The majority of the outbuildings lie to the north of the house and are dominated by a period red brick and weather boarded C shaped barn with pitched pan tiled roofs set around a lawned area bounded by rose beds.

They comprise: Main Barn 28.83m x 5.71m (94'6" x 18'9") Exposed beams and stud work, double height ceiling with two galleries at either end. Concrete and paved floor and two sets of full height double doors.

To the rear and north of the courtyard building is a three quarter lawn and quarter concrete courtyard enclosed by close panelled fencing and red brick walls with a separate access to the rear drive over which there is a right of way. To the east is a partly hedged triangular orchard and a small, predominately pine copse to one side of which is a spinney.
