Full descriptionLocation - The site is located on the edge of the village of Porthtowan which is on the north coast of Cornwall. The site fronts Chapel Hill close to its junction with Forthvean Road and Rose Hill. Porthtowan Beach is less than a mile distant.
Description/Planning - The site is undeveloped and laid to grass, is gently sloping and rectangular in shape and sits between the residential dwellings of Trespen and Beacon View. Pre-app discussions have taken place and the Planning Officer has raised potential highways issues as a barrier to bringing the site forward for development, that said a site further out of the village at Chapel Meadow obtained consent on appeal when similar issues were highlighted. This is almost certainly going to be regarded as an exception site.
Area - Our client owns just under 1 ha (2.4 acres) but ideally wants to retain a strip of land for a pony paddock or amenity space as he lives nearby, consequently the area for sale is negotiable but probably no less than 0.6 ha (1.4 acres).
Tenure - Freehold with vacant possession. We are looking to work with a developer to bring this site forward for development probably on a conditional basis by way of an Option Agreement.
