THE STORY

It was the beauty of Boxford and the flexibility of Willows that so appealed to Craig Howe and his family in 2000. Since then both the house and its location have more than lived up to expectations.
"We knew of Boxford as we were living in Sudbury at the time - it is a lovely place, set in beautiful countryside, with plenty of opportunities for walking and cycling, and with good access to Hadleigh and Sudbury," he says.
He adds: "The house itself was excellent in that it offered great flexibility: it had lots of rooms, which were of good sizes and could have different uses. It also had high ceilings."

EXCEPTIONAL ANNEXE

Dating back to the 1950s, the village home comes with an adjoining annexe. This has generous living and bedroom accommodation, as well as its own entrance and outside terrace area.
"This has worked extremely well for us as relatives have lived there at various times and been able to be completely self-contained," Craig says. "It is warm and comfortable and they are close by while also having their independence."
The annexe can be kept separate or brought into the main house to extend the space.
"We have opened up the kitchen in the annexe," he says. "We have also added a studio or office, which has its own shower room and kitchen area."

IN THE KITCHEN

Over the past 16 years all sorts of other changes have been made to the house to improve both inside and outside areas. Rooms have been redecorated and a covered outside dining area has been created.
"There are lots of different places to enjoy spending time: in the winter I like having an open fire in the drawing room but at other times enjoy being in the kitchen. I am a very keen cook and the kitchen has been well-designed: we have a big range cooker and lots of space to work in," he says. "We also have three separate places to dine, which again gives you great flexibility."

FAMILY HOME

Some of the bedrooms are on the ground floor of Willows, allowing them to be used as additional study or sitting room space if required. The first floor of the house also offers versatility, suggests Craig.
"The master suite, with its bedroom, bathroom and dressing area is up here, which is nice because it feels very separate from the rest of the house," he says. "You could also have this for guests or an older child - my teenage son was up here for a while and enjoyed having his own space."
He adds; "This has been a great place for bringing up children - it is an ideal family home."

ENTERTAINING SPACE

With so much space, Willows has also been a fabulous entertaining home.
"We have celebrated every birthday and Christmas here, and held New Year's Eve parties too," says Craig. "In the summer, there is lots of outside entertaining space to enjoy, with a choice of places for sitting out or having a barbecue. We have outside heaters so we can stay out well into the evening, even in May."
The covered terrace is great for outside dining in the full heat of summer or during poor weather, while the upper sun deck, also known as the "gin and tonic" terrace is a wonderful place to soak up the afternoon and evening sun.

OUTDOOR LIFE

Craig enjoys the outdoor life; when he's not in his own garden he likes to cycle in the surrounding area or going dog walking.
"Boxford is a great place, with lots of clubs and activities, but at the same time you can head out over the fields or through the woods whenever you like. It is pleasant to walk through The Spinney or beside the Box River."
Those wishing to combine country living with town or city working can drive in Colchester or Ipswich in just over 20 minutes. From there they can catch fast trains into London. Bury St Edmunds is about half an hour away by car.
"Travelling by road from here is easy," he adds. "The A12 and the A14 are about 20 minutes away."
Now moving back to Sudbury, Craig is sorry to leave the location as well as the house: "I will miss the whole property, especially the size of the rooms. It is a big house and it offers such flexibility," he adds.

SETTING THE SCENE

Willows is set on a private corner plot, with grounds that have been landscaped by the current owner. The garden is west-facing and enjoys lots of sunshine. There are places for outside entertaining, dining and relaxation, including a covered terrace. There is off-road parking.

Boxford is a picturesque south Suffolk village, ideally located for easy access to the surrounding key regional towns and communication links beyond. With a thriving community, the village amenities include a primary school, doctor's surgery, Post Office, convenience store, newsagents, coffee shop, two public houses, bike club with over 100 members and a bus service to Sudbury and Ipswich.

WITHIN EASY REACH

Nearby town of Sudbury is approximately five miles away, Hadleigh four miles and Colchester eight miles with excellent shopping and leisure amenities as well as excellent schools both in the private and public sector. Colchester offers a direct commuter rail service to London Liverpool Street with journey time of approximately 45-50 minutes.

DIRECTIONS

From the A1071 Hadleigh bypass", continue towards the Colchester/ Sudbury Road (A134) take the first turning on the right to Boxford village. Proceed down the road and turn left into Ellis Street. Turn left onto Cox Hill and right onto Brook Hall Road where the house is found immediately on your left hand side.
