A modernist masterpiece in a prime residential area

Tyneham House is situated in a prime residential location on
Kings Drive, Caldy within the Conservation Area. Caldy is one of the North of England's most exclusive residential villages. About 12 miles from Liverpool it occupies a wonderful position at the mouth of the Dee Estuary, opposite North Wales.

Liverpool offers an excellent range of services including direct rail links with London Euston (from 2 hours 8 minutes) and an international airport (21 miles).

There is a good range of state and independent schools in the area, including Birkenhead School (7 miles) and King's and Queen's in Chester (18 miles).

The Wirral is well known also for the quality of its golf courses with Caldy Golf Club and the Royal Liverpool Golf Club dose by.

Tyneham House represents a triumph of contemporary design and construction, occupying a stunning private and secure site in extensive gardens and grounds.

Short listed for the Northern Design Architectural Awards in 2014, the design is based upon the work of the renowned American architect, Hugh Newell Jacobsen, best known for his modern pavilions of light.

Tyneham is located in a Conservation Area on a sloping woodland site, maximizing the distant views, whilst affording total privacy. The property is formed by a series of linked pavilions each constructed with Bethesda slate roof, flush zinc gutters and fascias, extensive glazing and a white render finish.

The tall American Walnut entrance door under a zinc canopy opens 'Into the first pavilion, which leads to the Great Room, with its black and white marble floor. This has lovely views of the garden and woods beyond. It also contains an open fire in one of the three large chimneys that form part of the balanced exterior architecture.

A feature of Tyneham House is the volume within the rooms as many of the ceilings reach into the full height of the pavilions.

Another Walnut door, of 2.8 metres in height, opens into a wonderfully light kitchen with fully folding doors leading directly onto a wrap around limestone terrace. The Kitchen flows seamlessly into the Dining Hall which is located in a further pavilion . This pavilion is fully glazed on two sides and overlooks the formal gardens and contains a raised open fire.

The Family Room is two steps up from the Great Room, in the next pavilion. This is a large yet intimate space with a slightly lower ceiling, with fitted bookcases and a fire.

From here you climb the main oak tread stairway leading to the Master Bedroom suite with its roof high ceilings, and its glorious views of the gardens and woodland beyond. This also contains a wetroom, a dressing room, and a mezzanine with bath. From this Master Suite you do really feel that you are elevated to the top canopy of the surrounding wood whilst looking down on the stunning gardens below.

On the galleried landing there are two further bedrooms and a bathroom. An interconnecting door leads through from one of these bedrooms to a larger bedroom with en suite, and mezzanine above.

A large studio is located on this level, in the final pavilion, with full height glazing and door leading out onto a bridge connecting to the main driveway.

A second oak tread stairway leads you down to the ground floor of this last pavilion, which includes a further bedroom with en suite shower room and fully glazed door leading out into the formal garden. This pavilion also contains a large Utility Room again with external door, to a W.C, and a Study with a further door to the front facade of the house.

The property is approached from Kings Drive via electric gates.
The tree lined cobbled drive leads to a courtyard with entrance pavilion and a garage pavilion, which has a games loft over via internal stairs.

The landscaped grounds have been designed to frame Tyneham House, reflecting the precision, clarity and elegant formality of the property.

There is a large limestone terrace with a vine covered peristyle for dining, and a rill of water that reflects the main elevation of the house.

The contemporary formal planting around the house flows away to become a beautiful woodland garden, which has been opened to the public once a year.

A modernist masterpiece in beautiful grounds.
