PROPERTY DESCRIPTION

Sit in your lounge, first floor bedroom or attic bedroom and watch the world go by. Ducks and swans play on the mill pond and the early evening sun shimmers on its surface.

A leisurely circular stroll around the mill pond and promenade will bring you back to this charming cottage situated in the centre of the quaint harbour side town of Emsworth.

In the summer months the swimming pool in the upper rear garden will provide a welcome respite from the summer sun, and in the autumn, spring and winter you can enjoy the lower garden from the comfort of your conservatory.

Offering a wealth of character and a waterside location in the heart of the village, we anticipate early interest, a few hundred yards away friendly independent retailers provide everything that you need for day to day shopping and if you desire a more cosmopolitan shopping experience Portsmouth and Chichester are easily accessed by bus, trains or car from its centre.

A mecca for sailors of all craft there are numerous sailing clubs within walking distance and if you wish to escape the coast or the South Downs National Park is a attractive diversion. Restaurants, bars, cafe's and a choice of friendly pubs provide choice of evening and lunchtime venues and vacant possession is offered for your ease.

What the Owner says:

This has been a great home, it has a relaxed laid back feel about it and is equally lovely whatever the season. We have always loved the garden and the space it offered and in particular the swimming pool.

It is very convenient for the town which provides everything you could wish for and the loads are just so friendly. We have loved living on the mill pond for the ever changing scenery

The stairs have become too much for me now and I have brought a bungalow but I will miss my cottage and I hope the next owners love it as much as I have.
