The larger towns of Tiverton (20 miles) and Barnstaple (22 miles) both have large supermarkets, a hospital and a wide range of shops together with schools for all ages whilst the Cathedral City of Exeter is 24 miles to the south. The sandy beaches on North Devon's coastline at Saunton, Croyde and Putsborough are within easy reach as are both Exmoor and Dartmoor National Parks.
 
The A361 (North Devon Link Road) can be accessed at South Molton and Tiverton and provides access to the M5 motorway at Junction 27, nearby to which is Tiverton Parkway rail station with mainline services to London Paddington.

Description - The attractive stone barn is known as 'The Old Farmhouse' and is constructed of stone elevations with brick and stone quoins surrounding the openings, presently with a corrugated iron roof. The ground floor area measures approximately 1,140 sq ft (106 sq metres.
 
Internally there is an original fireplace and the former outside w.c. The barn has previously been used as a cattle shippon and has an attached workshop on the western end.

Outside - As part of the change of use, there is provision for two car parking spaces and an area of garden to the rear of The Old Farmhouse. There is also an additional area of agricultural land included, between the 'garden' and the entrance track.
 
Please note that there is no access to The Old Farmhouse from the southern elevation.

Access - Please note that access to The Old Farmhouse is via the lane coloured brown on the land plan. There is no access past Highbury or Thurle Farmhouse. Maintenance responsibility will be shared between the users.

Planning - Prior approval was granted by North Devon District Council on 15th September 2015 for the change of use of the Old Farmhouse to a dwelling house under class Q(A). The application reference is: 59677.
 
The development will require the prior approval of the Local Planning Authority in respect of the design and appearance of the buildings within an application under class Q(b).
