Beautifully renovated 2 bedroom cottage in a stunning Cornish fishing village location with an attractive separate one bedroom annexe with potential to provide a useful income. Stunning sheltered location, amazing views over the village and out to sea, sunny gardens, parking. EPC Band E.

Situation - Polperro is one of the most picturesque villages on the Cornish coastline with its tiny fishing fleet and quaint intertwined streets with numerous restaurants, galleries and pubs. The harbour provides a temporary haven for visiting yachts. There are numerous beaches, coves and inlets within easy access of the village. The scenery in this part of Cornwall is remarkably unspoilt and beautiful and the area is thought to be one of the most scenic stretches of the world famous South West Coast Path. The River Pol runs centrally down through the village, which is straddled by a variety of intertwined cottages and bridges. Polperro is a popular destination for visitors and has a good selection of shops and restaurants. These facilities help to create and hold a thriving and vibrant community. The popular nearby towns of East and West Looe, about 4 miles away, provide a further range of facilities including a branch railway line.

The A38 is only about 20 minutes' drive to the north connecting to Plymouth City Centre with its historic waterfront and vibrant university, large modern shopping centre, Theatre Royal and the world famous Hoe is about 45 minutes' drive away. In Plymouth there is also a popular continental ferry port, with links to Brittany and Northern Spain.

Description - The property is located close to the head of a stunning, sheltered valley giving fantastic views over the fishing boats in the quaint harbour and beyond out to sea. On a good day you can see Rame Head far away in the distance. The house and annexe have been designed to make the most of these stunning views and the large windows also help to fill the home with light. The property is a gentle stroll away from the centre of Polperro and yet this distance provides a peaceful location. The Croft has been recently renovated to create a fabulous 2 bedroom home with a separate one bedroom annexe with potential use as a holiday let. The gardens have been terraced to provide flat usable spaces and provide many places to sit in the sun and take in the views.

Accommodation - A pretty stable door leads into the hallway with the farmhouse style kitchen to one side where a stunning new Aga creates the heart of the kitchen. The room is full of character and charm, wooden windows frame the view down the valley and to sea beyond. The sitting room benefits from an even better view down the valley, its triple aspect windows giving those views and flooding the room with light. The room is well proportioned and exposed beams in the ceiling lead your eyes to the view. Upstairs there are two good sized double bedrooms both benefitting from the sea views down the valley and the windows open fully to make the most of the views. The rooms are beautifully presented and generously proportioned with built-in storage. The stunning bathroom is beautifully tiled and benefits from a large shower.

The separate one bedroomed annexe is self-contained and has been run recently as a successful holiday let which is expected to achieve a good net income in its first year with potential to do much more. The room has also been used to accommodate family and friends coming down to visit and gives the property a useful degree of flexibility. There is an open plan kitchen/diner/sitting room which again has beautiful coastal views.
