Situation - Corbyn is situated in a wonderful setting just out side the popular Teign Valley village of Bridford, which lies on the eastern boundary of the Dartmoor National Park. The village has a strong community with local shop, parish church, well regarded public house and village hall. Run by the local community is a woodland park and nature walk and for children, a large play park. The neighbouring village of Christow (2 miles) has a well-respected primary school (Ofsted - good), pre-school, larger village shop, post office and doctors surgery together with a further popular public house.
There are regular bus services into Newton Abbot and Exeter. The cathedral and university city of Exeter lies approximately 9 miles to the east and has all the amenities one would expect from a regional centre of its importance, including excellent shopping, dining, theatre and recreational pursuits. Exeter also has two railway stations on the London Paddington and Waterloo lines and Exeter International Airport lies 4 miles to the east of the city.
Due to its position within the Dartmoor National Park, there are many thousands of beautiful unspoilt moorland acres affording ample opportunity to enjoy a wide range of outdoor pursuits including walking, riding, cycling and fishing.

Description - Corbyn is a delightful, detached cottage believed to date from the 17th Century. Possibly a pair of former miners cottages, it is of cob and stone elevations beneath a tiled roof. It enjoys a wealth of character features, despite which the property is not Listed.

Accommodation - Front door leads into a sitting room with limestone tiled floor, granite inglenook fireplace with former bread oven and inset wood burner. The room has exposed ceiling beams and joists. Step up into the kitchen/dining room which is fitted with a range of base and eye level units with wooden worktops, Butler sink, inglenook fireplace with oil-fired Rayburn and integral dishwasher. Exposed ceiling beams and joists. From the sitting room a door leads to a rear hallway off which are two bedrooms (one with en suite shower room) and a cloakroom.

A wonderful period stone spiral staircase leads to the master bedroom with a wooden floor, exposed ceiling timbers, French door to balcony with spectacular views down the valley. The contemporary en suite bathroom has a free standing bath, separate shower cubicle, twin wash basins and low level wc. Off this is a further room with fitted utility appliances. From the bedroom, a passageway through the chimney leads to a door opening into a study/dressing room beyond which is the fourth bedroom.

The Grounds - From the lane a concrete drive leads up to the entrance to Corbyn. There is a large parking and turning area with a stone garage (13'7" x 9'3"). To the front of the house, on the south side is an enclosed level lawned garden with mature flower and shrub borders. A gate leads from here across a footpath to a further area of lawned garden with a paved terrace and raised vegetable beds with small orchard. To the east side of the house is an enclosed brick terrace with timber summerhouse. On the west side of the parking area is an extensive area of sloping broadleaved woodland. This is accessed from the drive from winding stone steps set into the hillside with a further storage shed. Overall the property amounts to 1.7 acres.

Services - Mains water. Mains electricity. Private drainage. Oil-fired central heating. Power supplemented by 3.6kW solar panels.

Directions - From Exeter proceed on the B3212 (Moretonhampstead Road) passing through Longdown. At Farrants Cross turn left signposted Christow, Chudleigh and Bridford. Proceed to the T-junction and turn left onto the Teign Valley road. After a short distance turn right signposted Bridford. Proceed up the hill into the village and at the T- junction turn left. After 25 yards take the left hand turn signposted Christow. Proceed down the hill, keeping left, ignoring the right turn to Hennock, and after approximately 800 yards you will see a concrete drive on the left signed Amerys, Corbyn and Searles Cottage. Proceed up the concrete drive and you will see the entrance to Corbyn on the left.
