Mount Alban lies in a peaceful setting with a southerly aspect overlooking the Berwickshire countryside to Cheviot. It is a short distance to the villages of Reston and Coldingham which both have village stores and post offices as well as local primary schools which feed into the nearby Eyemouth High School. Independent schooling is available locally at Longridge School in Berwick-upon-Tweed. In addition to the village store, Coldingham also has two lively pubs along with a restaurant and fish and chip shop. Berwick-upon-Tweed and Eyemouth both offer a broad range of supermarkets, shops and professional services and are only a short drive away.
There are wonderful cliff top walks at St Abb's Head and sandy beaches at Coldingham Bay and Cove. The Berwickshire Coastal Path offers beautiful walks along the rugged coastline. Description

Mount Alban, and the surrounding farmland, is said to take its name from the occasion when Mary Queen of Scots mounted her snow-white steed on those lands as she travelled north to Edinburgh from Coldingham Priory after her stay at Houndwood Castle in November 1566. The house dates from the mid 19th century. It is built of stone under a slate roof and has nicely proportioned rooms which retain many period features including working shutters, cornicing and cast iron fireplaces. The property was substantially renovated by the current owners some 28 years ago and has been continually upgraded, including the construction of an extension to the rear of the house.

Accommodation

The principal entrance opens into a front porch leading past a shower room, into the main hall. The shower room is fitted out to a modern specification with WC and wash basin and a walk in shower enclosure with mosaic tiling. The principal reception rooms are all off the hall with the sitting room opening into the conservatory. The drawing room has a sash and case window framing the southerly view and a second window looking into the conservatory. There are presses on either side of the open fireplace. The conservatory, also designed to make the most of the views, is elevated above the garden. Double doors open onto a paved terrace with steps down into the garden. There are additional storage cupboards with a sink and wine fridge, and the boiler is positioned in the corner. A breakfast bar provides space for informal dining. A door leads into the dining room. This is the most recent extension to the property and with its views over the rolling farmland makes a very pleasant dining room with excellent natural light. A door opens to the back of the property leading to the garage and workshop.

On the first floor there is a spacious landing with direct access to the four double bedrooms, one with en suite shower room, and family bathroom. The bathroom has both separate shower and a large corner bath. A short passage leads to the fifth bedroom.

GARDENS AND GROUNDS

The property is approached from the farm road and leads into a gravelled private driveway and turning circle with plenty of parking space. Large mature trees run alongside the boundary of the property sheltering a lawned area adjacent to the main entrance to the house.

A double car port built of timber with a slate roof provides additional parking. There is loft storage above the car port as well as a large lean to log store. Beyond a tall evergreen hedge is the formal garden with lawn bordered by shrubberies and herbaceous borders.

To the rear of the house is a purpose built double garage and workshop. A central stair leads up to a mezzanine store. There are also a couple of extra garden stores.

Outwith the ownership of the property is a strip of ground on the opposite side of the farm road which the current owners have been permitted to use as a kitchen garden.
